Construction Plans 2 sets All proposed construction must be accurately shown on the plans including but not limited to electrical wiring, e0'#1A Z plumbing, heat/air-conditioning, gas piping, windows and doors. The minimum plot size for these plans is 8 %: by 11 inches - maximum size is 24 by 36 inches. Both sets of plans need to be signed and sealed by a Florida registered engineer and include truss plans. Surveys are required for all building permits involving a primary structure, and for all accessory structures with a r Xis kd l; construction value exceeding $10,000. The surveys must be signed &/sealed by a registered Florida surveyor. Lot Splits Any parcel or parcels not meeting the minimum Non Conforming Lots of requirements of the lot size and dimensional requirements Record (NCLOR) must be reviewed by the Zoning Department. Product Review Affidavit 2 The Engineer of Record must certify all components listed on the product affidavit per the submitted plans. To be /� accepted for review this affidavit must be completely filled out and signed and sealed. The actual design pressures must be noted on the sealed drawings for each component opening. Recorded Warranty Deed 1 If the property has been purchased within the last six months, the Property Appraiser records may not be to date. In this case we must see a recorded warranty deed in your name to verify ownership. Owner/Builder Affidavit 1 When the application is applied for under the owner/builder provisions of Chapter 489.103(7), F.S., the �j / applicant for this building permit must personally appear to sign the appropriate affidavit. Health Department Septic 2 If you are planning to use an existing or new septic system, Approval you must first obtain Health Department approval for the system. Surveys and the construction plans must bear the original Health Department approval stamp. Vegetation Removal Permit 1 All residential properties of any size and all commercial or industrial projects require a completely filled out vegetation removal application. A specific plan for tree removal and preservation is required. If you have any questions please contact the Environmental Resource Department at 772-462-2526. Driveway Permit 1 When you directly access a State or County road, you are required to obtain a driveway permit from the Florida V/�% Department of Transportation or the St. Lucie County Road & Bridge Department. The Recording and the OR Book and Page is what I would need. I do have a problem with a Quitclaim Deed. I need a Warranty Deed. A quitclaim deed neither warrants nor professes that the grantor's claim is actually valid. It is similar to a Tax Deed which does not promise that the buyer will obtain clear title to the property. I do not understand the split, since parcel 5 has the septic tank on it for the house on 1 & 4. I will continue to process the permit, but will not be able to issue it until we have a Warranty Deed for all three lots. The permit for Clydesdale Hts Blk 2 Lot 1 & 4 has a problem. Lots 1,4 & 5 are one Nonconforming Lot of Record. These lots must stay together in order to permit a Single Family Residence. On July 1,1984 Aubrey & Mary Huffman owned lots 1,4 &5. These lots were sold to Rudine Bembry and Mones Louis on March 26, 1995. On January 28, 2008 Rudine Bembry & Mones Louis sold lots 1 & 4 to Rudine Bembry. The survey we received shows that lot 5 is where the septic tank for the single family home on lots 1 & 4 will be. As it stands now, Rudine Bembry owns lots 1 & 4. Lot 5 is owned by Rudine Bembry and Mones Louis. We can not issue a permit to Rudine Bembry on lots 1 & 4.
