Building A — North Building Balcony repairs
Unit 1001
1. The one pt cable at the north east corner has been tensioned and the pocket where the
lock off was placed can be poured.
2. Two additional pt cables along the north slab edge required repair due continued
corrosion of the reinforcing bars behind the cables along the slab.
3. The reinforcing bars have been cleaned and coated with rust inhibitive primer. The cables
have been locked off and spliced.
The first pour at these to cables is approved in order to re-tension'the two.cables and will
allow the lock to be removed and then the final pour once the concrete has achieved a
minimum of 3500 psi
4. Once this pour is completed, the concrete water proofing and the final coating and stucco
can be finished. This will complete the repairs to this balcony.

Building A — North Building Balcony repairs
Unit 208
1. There are 3 post tension cables that ae completely corroded and broken in the upper
surface of the balcony slab. The pt anchors at the balcony edge are set back in about 12
inches from the slab edge with no pockets. The cables appear to have -been tensioned
from the other end of the building on the west side.
2. The anchors on the west elevation are to be located and the cables replaced. The slab
should be shored when excavating the balcony slab to place the new section of cable.
Unit 508
1. The reinforcing and post tension splice coupler have been coated and taped and are
approved for concrete placement at the repair areas.
2. Anchors for the shutter track and guard rail clip should be 1 maximum in length to avoid
the possibility of damaging pt cables or touching the column reinforcing.
Unit 808
1. There is a large ceiling spall at the underside of the 908 slab above that requires repair
that was not on our original list. The two 2 sq ft surface spalls on the list do not require
repairs. The edge crack on the southern edge needs as well as the column at the north side
needs excavation and repair.
Unit 1001
1. The spall at the door threshold has been excavated and found to be loose topping. The
concretemeeds to be chipped down further to allow a minimum repair mortar thickness of
about 3/8" for adequate bonding.
2. Concrete has been chipped out at the edge spalls on the north and east balcony edges.
There are 2 pt anchors on the east and 1 pt anchor on the north balcony edge. There is
some corrosion of the pt anchors and bursting bars. The existing reinforcing bars
perpendicular to the slab edges were too long and are corroded.
3. Continue cleaning the concrete from the top of the bursting bars just enough to verify if
the extent of corrosion and without affecting the live anchors.

4. If there is less than 20% loss of section, the bars and anchors can remain and repaired,
if not, the cables are to be locked off, de -stressed and replaced per the specs.

Surface spall at unit 504 has been chipped of all loose concrete and corroded reinforcing
exposed. The corrosion appears to continue under the door track. The contractor shall chip under
the track as far as possible without damaging the door or interior tile. Once the corrosion stops
clean and coat as per specifications.
Column spalling
Unit 201 column is on the final phase of repair, which is the northeast corner. The corrosion has
been chased up the column and all bars have been cleaned and coated. The other 2 sides have
been poured and concrete cured. Column is ready for concrete pour.

Column Spalling
Unit 201 (Northwest & Northeast columns) - The corrosion has been chased to the underside on
the balcony slab and appears to stop below the second floor slab. The reinforcing has some
surface corrosion and will require power tool cleaning and coating with a corrosion inhibitor.
Unit 601 (Northwest column) — Hurricane shutter and bottom track has been temporally
removed. The concrete has been chipped at the top of slab and corrosion in reinforcing has been
chased to clean bars. The reinforcing bars shall be cleaned and coated as per specifications.

JUnit 901— Additional area has been chipped of loose concrete and corrosion has been chased
until clean reinforcing was found. This required removing the hurricane shutters and bottom
track at the west facing sliding glass door. The reinforcing bars have been cleaned and coated as
per design documents and area is ready for concrete pour.

The northwest column shall be done in 3 phases. The first phase is to chase the corrosion, clean,
coat and repair the south comer of the column. Phase II would be to demolition and repair the
northeast corner and the final phase to repair the northwest comer.

The corrosion found was
Unit 301 slab edge repair
All loose concrete has been chipped from the east edge of the balcony. The transverse bars and
perimeter bars have surface corrosion. The corrosion has been chased on the perimeter bars to
clean reinforcing. The transverse bar corrosion shall be chased, which will require temporary
removing the top track of the hurricane shutters at the unit below.

601 NW column
Excavation of the concrete columns are in progress. The two vertical bars closest to the door
jambs are corroded and require repairs. Further demolition is required to expose and clean and
prepare the vertical bars and ties. Removal of the door panels and doorjambs are required. The
contractor will try to leave the door tracks in place at all possible. If the door tracks have to be
removed or is damaged during the repairs, the door assemblies would require replacement.
Temporary weather walls will be required as well as removal of the interior gypsum behind the
repair areas. Re -inspection required after all reinforcing have cleaned and coated.

It appears that the water is being trapped between sliding glass doors and the shutter tracks, and
this may be contributing to moisture migration to the column at the floor wall intersection.
Contractor to provide estimate for change order for additional work for approval.
