Please accept this letter in response to your written request received January 19, 2017 to waive
the finished floor elevation of 18" above the crown of the road. The waiver request is for a
proposed single story mini warehouse at 8531 S U S 1, Port St Lucie.
Pursuant to Section 7.04.01(G4) of the St Lucie County Land Development Code, the
Planning and Development Services Director has the authority to grant administrative relief,
when topographical conditions are such that compliance with this subsection would be
impracticable or cause grade level conditions detrimental to adjacent or nearby property,
consistent with the intent of the Flood Protection regulations and any other applicable portion
of this Cade.
The Planning and Development Services Director has granted your request for administrative
relief of the finished floor elevation based on the following determinations:
1 The property is located in Flood Zone X.
2 The existing site has all roadway and existing buildings well below the centerline of US-1
making it difficult to meet the requirements.
3 The finished floor elevation from the existing storage units are between 13.40' and 13.48'
NAVD.
4 The finished floor elevation from the proposed building will be 13.45' NAVD.
5 The use of the new building is a self -storage area that is non -habitable.
This approval does not in any way constitute authorization to begin construction. Prior to the
commencement of any construction on this property, an application for specific building permit
must be obtained from this department.

I am writing this letter on behalf of the owners of the property located at 8531 S US Highway 1 in
Port St. Lucie. We have submitted for the building permit. One of the outstanding comments from
the review is the requirement of the St. Lucie County Land Development Code Chapter 7.04.01.
This chapter requires the new building to be 18" above the crown of the adjacent road. The
proposed building is substantially below this requirement. We are asking to be released from this
requirement based on Chapter 7.04.01 (c)(4) concerning the discussion of non-habitable/non-
residential structures. The existing site has all roadway and buildings well below the centerline of
the US Highway 1. We cannot meet this requirement with the surrounding area. The use of the
new building is a self storage area that is non-habitable/non-residential structure. Thank you.

requirements. The existing office will be undergoing renovation at which time it will be making one
