A RESOLUTION OF THE ST. LUCIE COUNTY BOARD OF COUNTY
COMMISSIONERS GRANTING SOVRAN ACQUISITION LTD PARTNERSHIP
A MAJOR ADJUSTMENT TO A MAJOR SITE PLAN PROJECT TO BE
KNOWN AS UNCLE BOB'S SELF STORAGE IN THE CG (COMMERCIAL,
GENERAL) ZONING DISTRICT FOR PROPERTY LOCATED AT 8531 SOUTH
US HIGHWAY 1 IN ST. LUCIE COUNTY, FLORIDA.
WHEREAS, the Board of County Commissioners of St. Lucie County, Florida, based
on the testimony and evidence, including but not limited to the staff report, has made
the following determinations:
Sovran Acquisition Ltd Partnership presented a petition for a Major
Adjustment to a Major Site Plan project to add one acre of land and
expand the total building square footage by 29,037 square feet and
change the project name (FKA Store -it Mini Storage) of the household
goods self storage facility in the CG (Commercial, General) Zoning District
located at 8531 South US Highway 1, approximately 1Y4 mile north of
Savanna Club Boulevard as described in Part B below and depicted in
Exhibit "A".
2. On May 13, 1986, the Board of County Commissioners approved
Resolution 86-94 granting site plan approval for a project known as Stor-it
Mini -storage located at 8531 South US Highway 1.
3. On October 7, 1997, through Ordinance 97-009, the St. Lucie County
Board of County Commissioners approved the transferal of warehousing
and storage services — household goods warehousing and storage from
the permitted uses to the conditional uses in the CG (Commercial,
General) Zoning, classifying the existing storage facility as a conditional
use. A concurrent application has been submitted for an adjustment to the
existing conditional use.
4. The Development Review Committee has reviewed the proposed site plan
for the project and found, with the proposed conditions, it meets the
technical requirements of the St. Lucie County Land Development Code
and has satisfied the standards of review set forth in Section 11.02.07,
Standards for Site Plan Review, of the Land Development Code.
5. The project will not have an undue adverse

6 NOW, THEREFORE, BE IT RESOLVED by the Board of County Commissioners of St.

9 A. Pursuant to Section 11.02.04 of the St. Lucie County Land Development Code,
10 the proposed Major Adjustment to the Major Site Plan project to be known as Uncle
11 Bob's Self Storage Facility (FKA Stor-it Mini Storage), is hereby approved as shown on
12 the site plan drawings for the project prepared by Schulke, Bittle & Stoddard, L.L.C., as
13 revised on May 24, 2016 and date stamped received by the St. Lucie County Planning
14 Division on June 6, 2016, subject to thei,o owing porn, i to a:

16 1. The terms and conditions set forth in Resolution 2016-104, granting
17 conditional use permit approval for the Uncle Bob's Self Storage, are
18 incorporated herein, and shall remain in full force and effect, unless
19 amended consistent with Land Development Code provisions.

40 the applicant fails to obtain requisite approvals or fulfill the obligations
41 imposed by a state or federal agency or undertakes actions that result in a
42 violation of state or federal law.

Building Departments prior to the commencement of any development activities on the
property described in Part B. Issuance of this approval by the County does not in any
way create any rights on the part of the developer to obtain a permit from a state or
federal agency and does not create any liability on the part of the County for issuance of
this permit if the developer fails to obtain requisite approvals or fulfill the obligations
imposed by a state or federal agency or undertake actions that may result in a violation
of state or federal law.
E. This Order shall become effective upon the date of approval indicated below.
Should the property owner, developer or authorized agent wish to appeal any condition
described in Part A above, all such appeals must be filed in writing with the County
Administrator within 30 days of the rendering of this Order, as described in Section

Board of County Commissioners approved the transferal of warehousing
and storage services — household goods warehousing and storage from
the permitted uses to the conditional uses in the CG (Commercial,

4. On July 5, 2016, the St. Lucie Board of County Commissioners held a
public hearing on this petition, after publishing a notice of such hearing

Conditional Use and add one acre of land and expand the building square
footage for the existing self storage facility in the CG (Commercial, General)
Zoning District is hereby granted for the property described below, subject to
the following condition:
This conditional use site improvements and operation areas shall be consistent
with Resolution 2016-105 approving the site plan drawings prepared by
Schulke, Bittle & Stoddard, L.L.C., date stamped received by the St. Lucie
County Planning Division on June 6, 2016. Major or minor revisions to the site
plan may be made consistent with the County's Land Development Code.

C. This Conditional Use Permit shall expire on July 5, 2017, unless the developer
has obtained a building permit or zoning compliance approval for the uses
described in Part A above, or an extension has been granted in accordance with
Section 11.07.05(F), St. Lucie County Land Development Code.
D. The approvals and authorizations granted by this Resolution are for the purpose
of obtaining a building permit or zoning compliance from St. Lucie County, and
are not assigned to any other party or institution. Should the applicant choose or
