Good afternoon Lydia, St. Luce county
I hope that you are doing well. Steve Hooks forwarded me your comments on the site plan for the referenced project
and I wanted to touch base with you to be sure that 1 have resolved your comments so I don't have keep bothering you
with this project. I left a voicemail for you as well. Anyway, I updated the site plan based on your comments dated 05-
01-17 and provided a written response below:
- I have removed the clouding around the north building and re -labeled it as 'future'.
- We will be doing all of the remaining parking with this phase, so I have updated the parking calculations to reflect the
total number of spaces required at the time of the complete buildout (existing building, proposed, building, and future
building) and indicated the number of existing spaces and the number of proposed spaces. I have also broken down the
site data so that everything is labeled as existing, proposed, or future so that it is more clear. 1 added additional call outs
for the existing pavement, sidewalks, and parking spaces in the plan view; I labeled the proposed parking spaces (typ.)
and labeled where the new pavement begins. Please note that the parking area/pavement/parking stalls that are within
the clouded area are all proposed and the parking area/pavement/parking stalls to the left of the clouded area is all
existing. Also, all the existing improvements are shown in a dashed line type and the proposed improvements are
shown in a solid line type.
- Lastly, I added the heading 'Parking Stall Legend' to the (10) Existing Spaces (5) proposed spaces and removed the
number from those circles. What I am attempting to point out is that all of the stalls with the thinner, dashed circle are
existing stalls, and all of the stalls with the thicker, solid circle around them are the proposed stalls. The number in each
circle is the number of stalls in that stall run.
I have attached the updated plan sheet for reference. Please let me know if you think these adjustments will resolve
your comments or if you need any further clarification. Thank you for your assistance on this, I really appreciate it.

Lydia,
I have reviewed the stormwater calculations and the site plan for the Coastal Orthopedic Project. The calculations used
to size the stormwater facilities for the original permit appear to accommodate the new building areas and the new
parking areas. I will retain an updated copy for the file. No further action is required on the part of the applicant.
Thank you.

Lydia,
The applicant must demonstrate that the current stormwater management system was designed to accommodate the
proposed improvements. If it was not, then additional work may be necessary.

We have a permit in for an addition to above site plan. This will be the future expansion of 2560 sf (South side of the
property) on the site plan. Front buildings are existing. Do they need to do anything for the storm water? Please let me
know so I can add the request to my comments.
Thank you,
