This document shall serve as an attempt to answer the review comments as were presented by St Lucie
County to this office, dated 04/13/2017....
Item No. 1 - a I i-Lo Drinking fountain has been added to the plans. Although in the past and as
allowed by the plumbing code when only one drinking fountain is required by occupancy, a rental
bottled water system with cup dispenser was proper.
Item No. 2 - It was this offices assumption that a above the ceiling WH unit was existing and there was
a coffee bar with sink unit in the existing layout, nevertheless, a low boy WH with pan has been noted
to be verified or added as needed to provide hot water to the lavatories and mop basin location.
Item No. 3 rtligbM use refers to sanctuary are primarily. In
this case that space being 19ft x 31.5ft = (43 men & 43 women) = 2 church staff,
making a total maximum occupancy oft9pag5a. A sign within the sanctuary shall indicate that
number. Even though, an unfixed chair layout with shown aisle widths indicated shall be 56 seats, 6
persons at the pulpit platform plus 3 front office persons. This gives us a occupancy as was noted on
plans of 65, we ask that the Building Official accept this as our working occupancy (actual)
FPC 2014 requires 1 WC/150 men / 1 WC / 75 women, Lays at 1 / 200 (m&w), DF at 1 / 1000, SS; 1
Layout as shown is within Code requirements (43m & 43w). exception eliminates the 2:1 ratio W to M.
Item No. 4 - A janitors Closet with a Mop Basin has been indicated on the plans.
Item No. 5 - A second WC for women is not required, Refer Item No 3 above

Item No 6 - This is an existing commercial strip center and the units are not sprinkled an it is
noted on the Interior Demolition Plan. Existing layout has a lhr separation wall between all units
- a 2 hr rated partition is virtually impossible to provide when working on only one face of the
separator wall. A second layer of 5/8" type X fire rock was added to the face of the existing
within the sanctuary proper but this is not a tested 2 hr rated construction. In my 31 years of
practice in St Lucie county on dozens of such temporary church facilities this was accepted.
The only other solution and this is now shown in detail on the drawings, is to use the two layers
of 5/8" as was intended as one side of the wall then add a framework of 21/2" metal studs at
16"OC on that face tying it to the wood studs then adding two more layers of 5/8" on the
sanctuary face per the tested wall constructionga. This provides and over all wall thickness
of 9 3/<"on each side wall of the sanctuary which should be more than adequate for 65 people to
exit the space.
Item No 7 - Construction type of this particular strip center is noted on the plans and
highlighted under the title for the Interior Demolition Plan
Item No 8 - As noted in the plumbing response, Item No 3, a breakdown of the occupancy load
as it pertains to an (A3) religious assembly is given and shown as max 88 persons. This will be
shown by signage within the space as required. But again, unfixed seating layout is for 56 chairs,
actual added staff bring that to our previous noted 65 persons, an exemption to use this actual
number has been requested prior.
Item No 9 - egress door sizes are 3068, one front and one rear. FBC allows 0.2"/ occupancy
load (88 x .2"=17.6"), we have 72" existing
Item No 10 - Life safety travel distances are shown on the Plumbing plan with travel paths
noted. Well within the FBC maximum allowed of 75ft. The building itself is only 69ft interior
depth.
F/ Item No 11 - I have no idea to what you are referring here and all work is interior renovation,
y No work is required to the exterior of the building... and no use of a "Maltese Cross" is
mentioned.
Item No 12 - The choir platform level is a non essential element and has been eliminated.
Item No 13 - This is not a stage but an elevated Pulpit platform with a step used for
parishioners to come forward and kneel. We ask that the Building Official grant an exemption
for a ramp access and is found in so many existing worship places in the county, at least a dozen
of which I have designed myself. To do so renders the platform useless for musical instruments

due to clearances required and also will lose about 6 seats. A space for any guest speaker that
may be in be in a wheelchair has a dedicated location, everything to be televised on a big screen.
Item No 14 - A required clearance diagram has been added to the plan showing code required
clear spaces for water closet, lavatories and door, indicating our layout is within code
requirements. This is the first time in 31 years of practice in this county have I ever put such on a
sheet of the drawings out of thousands submitted!
Item No 15 - Both toilet spaces are identical as is evident, a chart for mounting heights for all
items within such toilets was included on the plans. "
Item No 16 - 50" high ceramic the finish is noted on plan for each toilet and in the jan closet
over water resistant green board or tile backer board.
Item No 17 - I find this to be a little insulting to those licensed contractors that are schooled on
such applications but I noted the ASTM standard on the wall section.
Item No 18 - The designation signage for HC accessible toilets is noted on plans and was
referenced in item 7 of the `Scope of Work'. As for wall stenciling, I have never seen it on a
project anywhere before but I noted that it be added on the plans.
Item No 19 - This too is a little ridiculous to those that hang ceiling 40 hours a week, week
after week. But as you requested I put the note on the wall section.
Item No 20 - Flame spread and SDI for all insulation utilized has been added by note on the
floor plan.
Item No 21 - My code does not have a 808.9 section, nor does the one accessed on the state
site. I have not added a finish schedule to a set of plans since Interior Designers became state
licensed Ours has been to provide a finish surface that is paint ready. All interior specialty is
determined between contractor and Owner with a cost for such provided by the Contractor. I did
my last finish schedule for an IRCC project in 1990 and was chastised for intruding on another
licensed professional works. Just as I don't do Site plans or Landscape plans any longer.
Item No 22 - doors mentioned although manned by the ushers in 2 uses of the space per week,
have been changed from 2668 to 2868 double doors without mullion and has closers with hold
open attachments.
