In progress concrete repairs at walkways.
OBSERVATIONS:
Unit 402
Demo of all loose concrete is complete for two (2) concrete surface spalls. The existing
reinforcing has minor surface corrosion and will require power tool cleaning and priming.
Estimated total area of repair is five (5) square feet.
Unit 403
The delaminated stucco on the ceiling has been removed. We discovered there are no spalls in
the concrete. The area shall be patched with new stucco and feathered to match the surrounding
areas.
Estimated total area of stucco repair is three (3) square feet.
Units 601, 603 & 604
Demo is complete for five (5) surface spalls and corroded reinforcing exposed. Further
demolition at Unit 603 is required to expose the corrosion and clean the bars.
The other spalled areas' reinforcing have minor surface corrosion and will require power tool
cleaning and priming.
Estimated total area of repairs is ten (10) square feet.
Unit 804
Demo is complete for five (5) surface spalls and corroded reinforcing exposed. The existing
reinforcing top bars have minimal concrete coverage and may be the reason for the spalling. We
_recommend tying the top bar to the bottom bar to provide more clearance from the top of slab.
Estimated total area of repairs is seven and one-half (7.5) square feet.

The following repairs have been completed and are in accordance with design documents.
Column spall: Walkway stair door
Surface spalls: Balconies @ units 101, 102, 104, 301, 302, 306, 501, 606, 802 & 804
Walkway @ units 301/302, 402, 601, 603, 604 & 804
Ceiling spalls: Walkway @ unit 403 was not a spall and only stucco repair
Slab edge repair: Unit 301 balcony @ north elevation
