water and wastewater service to the above -referenced parcel. Reuse water is not available at
this location. Capacity is currently available at FPUA's Water Treatment Plant and Water
Reclamation Facility.

Comment: HOODS WILL BEA SEPRATE PERMIT
Response: Noted. Contractor will need to prepare and submit for approval a hood submittal
once he elects the hood to be used.
Comment: PLEASE SPECIFY PIPING BEING USED FOR THE CHILLED WATER
SYSTEM
Response: Piping material for the pre -insulated underground chilled water piping system has
been specified as Schedule 40 black steel for the carrier pipe and HDPE for the
casing piping per specification section 232113.13, paragraph 2.01. A general note
has been added to sheet M-0 indicating the pre -insulated underground chilled
water piping shall be Schedule 40 black steel for the carrier piping and HDPE for
the casing piping for clarity. The note also requires all piping to be manufactured
in the United States and the note also includes a statement to refer to the project
specifications for additional piping information.
Comment: DOORS CANNOT SWING INTO CLEAR FLOOR SPACE FOR ANY
PLUMBING FIXTURE PER SECTION 60323 FLORIDA ACCESSABILITY

RE, TCERDA Review Comments
Please accept the following responses to your comments concerning the above referenced
project.
Zoning Review
Comment 1) Provide a specific site survey (boundary and topo). Said survey shall
show the building location and the proposed finished floor. The finished
floor needs to be a minimum of 18 inches above the crown of the
driveway.
Response 1) I have attached the boundary survey that was prepared previously to
support the approved PNRD. Please refer to the Paving, grading
and Drainage Plan; Sheet No. PGD-2 for building location, existing
topographic data within the project limits and finish floor elevation.
The identified finish floor elevation (Elev. 21.50 NGVD) is consistent
with the issued South Florida Water Management District
Environmental Resource Permit No. 56-03208-P for buildings located
in Basin Quad IA,which this building is. In addition, the crown of
the access road is constructed above the identified minimum
elevation of 18.60 NGVD.
Comment 2) Staff will calculate impact fees at the end of the final review.
Response 2) Noted.
Comment 3) Please be advised that a county Stormwater permit shall be obtained
prior to the issuance of a building permit. Contact Patrick Dayan, P.E.-
Water Quality Division.
Response 3) The construction. plans, stormwater permit application and
application fee has; been transmitted to the Water Quality -Division.
Comment 4) Provide utility receipts for water and wastewater service from FPUA.
Response 4) 1 have attached the clearance letter from FDEP regarding the newly
constructed water main service. We are in the process of reapplying

for the FDEP wastewater permit, as the originally issued permit has
expired and the Department will not allow the permit to be extended.
Comment 5) Provide a letter of approval from the TCERDA Board that the plans (more
specifically, the architectural elevations) are consistent with the overall
conceptual master plan.
Response 5) EDB to respond.
Comment 6) Revise sheet STA to show the actual location of the buildingand all
sidewalk connections. Indicate how far building will be from driveways.
Minimum 30 feet.
Response 6) Sheet ST4 depicts the previously approved site plan associated
with Quad 1A. Please refer to Sheet PGD-1 for specific locations of
buildings, sidewalks and driveways.
Comment 7) Revise sheet ST-1. Remove all hatched lines and provide a thick black
border that is dashed to identify limits of proposed development. The
limits need to be revised in the lower SE corner to encompass all 12
parking spots and to clearly identify the portion of the envelop that will be
developed.
Response 7) We have revised the linework as requested Please note. that there
are minor differences between the two site plans depicted on Sheets
ST-1 and PGD-1, as Sheet ST-1 depicts the previously submitted
overall site plan associated with this development. quad and Sheet
PGD-1 depicts the phased construction component of the site plan.
Comment 8) On sheet STA provide a width dimension of 10 feet on some of the
standard parking spaces "typical".
Response 8) The proposed parking stall dimensions are consistent with the
Treasure Coast Research Park Design Review Standards Manual,
dated December 2010. 1 have attached an excerpt from this manual
relative to the adopted parking standards.
Comment9) On sheet ST-1 and other sheets... relocate the dumpster from the
entrance to the other side of the building where it can share space with
the loading zone.

administration and planning department to discuss a direction on
how the County would like to proceed.

during the PNRD submittals. PGD-2 depicts the portion of the
previously approved site plan that is being proposed to be
constructed in this phase. As there are minor differences between
the two, we wanted to show both conditions. We have provided
dimensions associated with the loading zone.
