Per Table 403.3, outside air per Food & beverage service occupancy is included in
the design of this restaurant occupancy.
Recalculation of the gross dining & sales area square footage @ 70 persons / 1000
sf = 116 persons, an increase of 13 persons from the original submission. Air
volumes shown on the Air Balance Schedule on Sheet M-1 have been revised to
reflect this increase. Outside air volumes for the Kitchen & Restrooms are
unchanged and are calculated per Table 403.3 as shown above.
Plumbing Review
Hot water supply to Men's & Women's'Restrooms.
Review of the Domestic Supply Riser on Sheet M-1 shows both hot & cold water
supply to the lavatories in these rooms. A label has been added to the Riser to
clarify.
Plans Examiner Review
1) "Raised floor areas" indicated on plan.
An outline of the required egress aisles within the food service area was labeled on
the Restaurant Plan shown on Sheet R-1. This note has been expanded to read
edge of required 44" aisleways - this is not a raised floor area.
2) Accessibility compliance, turning radius, fixture heights, etc.
Typical restroom fixture heights shown on Sheet R-2, door & fixture clearances
shown on Sheet R-1. Note revision to Women's Restroom entry door configuration.
3) Service counter heights added to Sheet R-1.
4) Clarify Door #2 note on Door Schedule.
note added to door schedule requiring max 1/4" change of level between interior &
exterior floor finishes.
5) Threshold detail for Door #2 added to Sheet R-2 w/ Pemko #2009 or Pemko
#2001 thresholds, both are ADA compliant w/ max. 1 /2" height. Note added on
Sheet R-1 (?P Door #1 "max. 1 /4" drop from interior to exterior floor finish w/ max
1 /20 transition slope."
6) Shop Drawing submission of Trane Precedent Rooftop Air Conditioners - Wind
Load Compliance per2014 FBC." Design Criteria -Ultimate Wind Speed = 186
MPH, Risk Categories III & IV, Wind Exposure C & D, Mean roof heights up to 60'
above ground. Our project Design Criteria are 161 MPH from St. Lucie County
Ultimate Design Wind Speeds map posted on the St. Lucie County Building
Division web page, Risk Category ll, Exposure B, Mean roof height = 12'.
Sheet M-3 added to drawing set w/ASCE 7-10, Chapter 29 compliant details and
load calculations included.
7) Path of travel through kitchen. Office areas have been revised to reflect use for
dry storage and are now a part of the Kitchen. Common path of travel distance is
shown on Sheet R-1 from these storage rooms.
8) Floor plan layout has been revised in order to provide a second opening in the 42"
half -wall around the table service area. Common Path of Egress Travel now = 16',
30 ` being the maximum allowed under FBC 1028.8.
9) Note regarding leasehold area has been removed from plan.
10) See Note 7 above, office areas have been changed to dry storage and are now a
part of the Kitchen.
11) Finish schedule added to Sheet R-1.
12) "Alteration" note revised to "Change of Occupancy, Section 407, Existing Building
2014.

Where the occupancy of an existing building or part of an existing building is changed such that
the new occupancy is subject to different kitchen exhaust requirements or to increased
mechanical ventilation requirements in accordance with the Florida Building Code, Mechanical,

4.13.8* Thresholds at Doorways. Thresholds at doorways shall not exceed 3/4 in (19 mm) in
height for exterior sliding doors or 1 /2 in (13 mm) for other types of doors. Raised thresholds and
floor level changes at accessible doorways shall be beveled with a slope no greater than 1:2 (see
4.5.2)

Changes in level can be up to t/a" without treatment or W' if beveled with a slope no steeper than
1:2. Changes in level above a W' must be treated as a ramp or curb ramp (or a walkway if a
slope no steeper than 1:20 can be achieved). These specifications apply to all portions of
accessible routes, including thresholds and carpet trim.

Plans Examiner Review
1) "Raised floor areas" indicated on plan.
As previously noted, there is no raised floor area shown on the Plan. The lines
delineating the egress egress way and associated note have been removed from
the plan.
2) Service counter heights added to Sheet R-1 in my October 16th Plan revision. A
schematic isometric counter detail has been added to Sheet R-1.

Accessible counter is at least 36" long and no more than 36" above the floor
Provide a 30" by 48" space in front of the sales or service counter to accommodate a
wheelchair or electric scooter
At sales and service counters, such as ticketing counters, teller stations in a bank, registration
counters in hotels and motels, and other counters where goods or services are sold or
distributed a counter that is at least 36 inches long and that is not more than 36 inches above
the floor will make the counter accessible. It is also possible to provide an auxiliary counter
nearby or to use a folding shelf or area next to the counter, if doing so is readily achievable.
In addition to having a maximum height of 36 inches, all accessible sales and service
counters must have a clear floor .space in front of the accessible surface that permits a
customer using a wheelchair to pull alongside. This space is at least 30 inches by 48 inches
and may be parallel or perpendicular to the counter. It is also connected to the accessible
route which connects to the accessible entrance and other areas in the business where
merchandise or services are provided.
3) Shop Drawing submission of : Trane Precedent Rooftop Air Conditioners - Wind

4) Path of travel for Kitchen workers to exit the building is shown on sheet R-1. The
path of travel for restaurant customers from public areas has never been shown
as going through the kitchen. The two remote exits being the main entry & a
hallway (separated from the kitchen by a drywall partition ) to a rear exit. Common
path of travel for dry storage areas is shown.
5) Paths of travel have been revised and an additional door (#13) has been added to
the Banquet Room in order to comply with the maximum 30' Common Path of Travel
noted in Section FBC 1028.8.
6) Office areas have been changed to dry storage and are now a part of the Kitchen.
Door #14 has been added in order to provide egress from the storage areas not
going through kitchen.
