The responses to the Building Department Comments for the above mentioned project are
as follows:
Documents missing:
1. Vegetation Removal permit application was submitted to the Building
Department with the original submittal package.
2. Electrical, plumbing, HVAC and roofing sub agreements will be submitted by the
General Contractor prior to the Counties issuance of permit.
3. See enclosed Unity of Title.
4. See enclosed Capacity Letters from the FPUC and SLC for waste and sewer
respectively.
Plumbing:
1. Unisex bathroom changed to Women's bathroom on sheet ALL, A1.3, and AlA.
Plan review:
1. Reviewed and approved truss layout shop drawings and engineering will be
submitted prior to the inspection of supporting load bearing beams as a deferred
submittal.
2. Truss design criteria date updated on sheet S3.0.
3. Note for ACI reference updated to reflect 2014 FBC chapter 35 on sheet S4.0.
4. Note for steel changed updated on sheet S4.0.
5. Note for steel changed updated on sheet S4.0.
6. Note for concrete changed updated on sheet S4.0.
7. Window overhang shop drawing engineering will be submitted prior to their
fabrication, installation and inspection as a deferred submittal.

They are waiting to conduct the exotic removal when the building permit is issued. We have issued the Veg Removal for
the project, so there should be no issue with you issuing the BP. We will make sure there is not any invasive vegetation
onsite when we conduct the landscaping inspection prior to the issuance of the CO.

GFA International, Inc. (GFA) has completed field observations and testing services during the site
preparation at the above referenced .project site A review of GFA's field density testing reports
indicates that the soils placed as fill within the building pad achieved a minimum of.95 percent of. the
maximum dry density as obtained by the modified Proctor method (ASTM D 1557).
Prior to construction, subsurface exploration activities (soil borings) were performed at the site in
accordance with the latest edition of the Florida Building Code and applicable ASTM standards.
Based on the results of the soil borings and field density testing, it is G.FA's opinion that the soils upon
which the referenced structure will bear can provide a maximum allowable soil bearing capacity of
2,500 psf.

Resolution 2017-47 states: condition 2, The applicant shall execute an agreement to pay a fee -in- lieu of
construction for the concrete sidewalk adjacent to the Industrial Avenue Three right-of-way and remit to
the County the required funab within 90 days after receiving site plan apNiuval. The acceptable method
of payment shall be a certified check payable to St. Lucie County.
If the agreement is done, is it ok they haven't paid yet? I don't know who the "someone" was that they
spoke to. See Selena's email below.

I spoke with Jayson at EDC this morning, they want to delay the sidewalk fee -in -lieu until the completion
of the project. He said the owner, Mr. Langel discussed this with someone in planning and it was agreed
to by them. They want to know if there are any other outstanding fee issues and if they can have their
building permit. I am not aware of anything else holding up their building permit.
What information can I relay to Jayson?

There will need to be a Fee -in -Lieu document for the sidewalk construction put in place. Since the delay
on this is partly my fault, I'd like to find a way to not delay them further. I have emailed the consultant

Here is an update of the status. We are waiting for a last approval of Engineering/County surveyor for
the conditions of approval for the fee in lieu for construction of concrete side walk. Edmund Bas in

consistent with the intent of the Flood Protection regulations and any other applicable portion of
this Code.

3 The Proposed finished floor elevation is determined by drainage calculations submitted to
and approved by Water Quality for the storm water permit.

This approval does not in any way constitute authorization to begin construction. Prior to the
