Contract price includes all fees for Cranes, Man -lifts, etc. to complete work. All American Roofing will remove existing modified roof down to light weight concrete deck. - AAR will install new vents and lead pluming flashings at existing locations. - AAR will install a 75# base sheet, fastened to light weight concrete deck with rust proof Zonalite fasteners throughout field and up and over parapet walls. - AAR will install a Smooth Modified Cap Sheet, torch applied over 75# base sheet throughout field and up and over walls. - AAR will install a White Granulated Modified Bitumen Cap Sheet, torch applied over smooth cap sheet throughout field and up and over parapet walls. - AAR will install 5 new Hercules Roof Drains at existing locations. - AAR will install treated wood nailer on top of wall around perimeter of building for proper install of copings cap. - AAR will install a Kynar finished .032 Aluminum Copings Cap System, sealed at joints on top of parapet wall around entire perimeter of building. - AAR will install chem. curbs around all A/C stand penetrations, sealed with a 2-part self - leveling pourable sealer. - AAR to procure permit and remove all roofing debris upon completion and dispose of in a legal manner. (All fees included.) - AAR will provide a 7-year Workmanship Warranty and any applicable Manufacturers' Warranty will be forwarded upon receipt of final payment. 1AJ mo MANSARD TILE ROOF REPAIR: 'mow Oil y L - AAR will remove all broken tiles and ridge caps from mansard roof. - AAR will install new field tiles to match existing as closely as possible where tiles were removed using RT-600 tile adhesive and Quick Drive Screws. - AAR will install new cap tiles to match existing as closely as possible where cap tiles were removed using RT-600 tile adhesive and Quick Drive Screws. - AAR will apply mortar to cap tiles as needed. - All work to be performed by use of 120' Articulating Boom Man Lift. This project is authorized to commence work on or before 10/7/17 by St. Lucie County Building Dept.
