RE: Sedona PUD
Hi Lydia,
Thanks for the observation. Although the code talks about adjacent roadways, I do not believe that the roadway
elevations on 25`h would necessarily be applicable to the homes within the subdivision. The stormwater design for
Sedona would include a routing of the 100yr-3day storm event with zero discharge. The finished floors would be set at
this elevation. The roadways inside the subdivision would be set at the 10yr-lday storm event, and there may or may
not be 18" between these two elevations, depending on the design.
Baby is out of the office for a few days, but upon his return, he can look into the calculations and provide you the
specific elevations for both of these.

Hi Baby,
I am still working on the first building of above sub division. You informed me that the storm water permit was issued for
phase 1. 1 have another question for you. Part of my review is the proposed finished floor elevation of the buildings. The
site plan indicates that most of the buildings will be at 12'. SLC chapter 7.04.01 @ requires all residential and non-
residential buildings to be at 18" above the center line of the adjacent road or min. flood elevation which -ever is
greater. The streets are not there yet. If I base the HE on 25`" St the FFE is not meeting 18". Is there a reason why all
the buildings are set on 12'? is this based on the proposed streets? And what is the proposed elevation of the streets
going to be?
Please let me know so I can inform contractor in my comments.
Thank you,
