Please see the enclosed letter and report from the soils testing company. The results identify that the
soil bearing capacity is greater than 2000psf; therefore, the design assumptions are appropriate for this
project and the soil bearing test is not required. To clarify, the existing building structure foundation is
not being modified, nor shall the integrity be compromised by construction activities. The scope of this
project is only to replace the existing (non -monolithic) stairs with and ADA accessible ramp and stairs.

Thank you verymuch fortouching base to ensure clarity with the request and analysis.
The review and determination for the Porch Factory consisted of a decision as to the appropriate and applicable Use Classification for assessment of their
parking space requirement. The analysis concluded the applicable ITE Parking Generation standards for presented use of scope is General Light -Industrial
Facilities (Land Use Code: 110), requiring.75 parking spaces per 1,000 sq. ft. of GFA. As the applicant has displayed a plan to provide the minimum quantity of
parking spaces, in the form of an acceptable all-weather surface, the request is consistent with LDC Section 7.06.02, therefore relief via 7.06.03 was deemed to
not be necessary.
LDC Section 7.06.03. - Relief. A. allows for consideration of Administrative Relief, via the Planning and Development Services Director, from the parking
standards or the required amount of all-weather surface for off-street parking and vehicle use areas including vehicular use areas for Small Business facilities,
less than six thousand (6,000) square feet In size. The subject site seemingly would not be eligible for relief via this section of LDC, if relief was necessary.
