Dear Mr. Davis:
An inspection made on the above property on May 20, 19942
found the existing septic system appeared to be operating
in a satisfactory manner. No sanitary nuisance or sign of
septic system failure or stress was noted. Top of
drainfield and surrounding area must be mowed.
This office has no objection to the proposed extension to
the machine shop. Plans which are stamped, dated and
initialed by the St. Lucie Health Department must
accompany this approval.
This approval does not guarantee the future performance of
the septic system and is valid for a period not to exceed
thirty (30) days from the date of this letter.

Surface Water Management Systems. Persons constructing, altering, operating or maimaining
surface water management systems for land uses and activities listed below and who meet the
conditions specified in rule 40E-40.302 qualify for a general surface water management permit%

(1) n-site earthwork or drainage pipe altcmdon/relocation which moves dre same
quantities and quality of water internally to the same off -site discharge, provided no weJands arc
impacted.
(2) Road grading which involves no change in surface elevation,
(3) Pavement resurfacing. '. . .
(4) Manual removal of vegetation for fence or survey lines.
(5) Installation of culverts, 24 inches or smaller in diameter. across unpaved roads
which maintain existing ditch flow, provided no wetlands are impacted,
(6) Single family dwellings or duplexes with less than 0.5 acres of isolated wetland
impacts. This criteria is applicable only to property subdivided prior to (effective date of this
rule).
(7) Livestock waterine ponds less than 0.5 acres. each pond: total pond area not to
exceed 5 acres,
(8) Drainage structure and pipe replacement with like structure or pipe at the same
location and elevations.
(9) Minor agricultural support facilities such as tractor sheds or pole bams that have
no water resource nor wetland impacts.
(jO) Projects with a total land area less than 10 acres. with less than 2 acres of
impervious surface, where no activities will impact wetlands or existing waterbodies. Stour.
drainage facilities cannot include pipes with diameters lareer than 24 inches or the hydraulic
equivalent. and shall not udEze primps in any manner.

A RESOLUTION GRANTING MAJOR SITE PLAN APPROVAL FOR
THE PROJECT KNOWN AS ADVANCED MACHINE & TOOL -
WHEREAS, the Board of County Commissioners of St. Lucie County, Florida, based on the
testimony and evidence, including but not limited to the staff report, has made the following
determinations:
1. Advanced Machine & Tool. has applied for major site plan approval fora proposed 32,351
square foot manufacturing facility. The project consists of 15,851 square feet of existing
manufacturing space and the addition of 16,500 square feet of manufacturing space for
property located at 3900 Selvitz Road on 2.787 acres of property in the IH (Industrial,
Heavy) Zoning District for the property described in Part B.
2. The Development Review Committee has reviewed the site plan for the proposed project
and found it to meet minimum technical requirements of the St. Lucie County Land
Development Code and to be consistent with the future land use maps from the St. Lucie
County Comprehensive Plan.
3. The proposed project is consistent with the general purpose, goals, objectives, and
standards of the St. Lucie County Land Development Code, the St. Lucie County
Comprehensive Plan, and the Code of Ordinances of St. Lucie County.
4. The proposed project will not have an undue adverse effect on adjacent property, the
character of the neighborhood, traffic conditions, parking, utility facilities, or other matters
affecting the public health, safety, and general welfare.
5. All reasonable steps have been taken to minimize any adverse effect of the proposed
project on the immediate vicinity through building design, site design, landscaping and
screening.
6. The proposed project will be constructed, arranged and operated so as not to interfere with
the development and use of neighboring property, in accordance with applicatire district
regulations.
7. The proposed project will be served by adequate public facilities and services.

NOW, THEREFORE, BE IT RESOLVED by the Board of County Commissioners of St. Lucie
County, Florida:
A. Pursuant to Section 11.02.05 of the St. Lucie County Land Development Code, the site
plan for the project known as Advanced Machine & Tool, is hereby approved as shown on the site
plan drawings for the project prepared by The Velcon Group, Inc. Inc. dated June 29, 2001, and
date stamped received by the St. Lucie County Community Development Director on August 10,
2001, for the property described below, subject to the following condition:
The proposed retention/wetland incorporation area depicted on the project site plan
is recognized as conceptual in nature and subject to Federal and State agency
approval. If any agency approvals are not obtained or if an alternative plan is found
to be more appropriate, the project mitigation plan depicted in the site plan submittal
shall be amended accordingly.
B. The property on which this site plan is being approved, is described as follows:

C. The approvals and authorizations granted by this Resolution for the purpose of obtaining
building permits on this property, shall expire on November 6, 2003, unless the developer has
-obtained-building permits for -the site plan described -in PartA or -an extension has been granted in
accordance with Section 11.02.06, St. Lucie County Land Development Code.

D. The Final Site Plan approval granted under this resolution is specifically conditioned to the
requirement that the petitioner, Advanced Machine and Tool, including any successors in interest,
shall obtain all necessary development permits and construction authorizations from the
appropriate State and Federal regulatory authorities, including but not limited to; the United States
Army Corps of Engineers, the Florida Department of Environmental Protection, and the South
Florida Water Management District, prior to the issuance of any local building permits of
authorizations to commence development activities on the property described in Part B.
E. A copy of this resolution shall be attached to the site plan drawings described in Part B,
which plan shall be placed on file with the St. Lucie County Community Development Director.
F. The certificate of capacity, attached as Exhibit A, shall be valid for the same period as this
order. If this order expires or otherwise terminates, the certificate of capacity shall automatically
terminate.
G. A copy of this Ordershall be mailed, return receipt requested to the developerand agent of
record as identified on the site plan applications.
H. A copy of this Order shall be attached to the site plan drawings described in Section A,
which plan shall be on file with the St. Lucie County Community Development Director.
This Order shall be recorded in the Public Records of St. Lucie County.
