soft closing. The customer to choose final lacquer color finish,
(there will be an additional charge for glazing)

Upper cabinets to Ibe 14" deep instead of the standard 12" deep.
This will allow the owner to store the plates flat inside the cabinet.

owner)
x. Next to the pantry there will be a cabinet built to accommodate an
existing wine cooker so as to have a built in appearance
A. The cabinet just right of the kitchen sink is where there will be a
garbage pull out (ABR will have to verify that there is indeed
enough cabinet space for the garbage pull out) If that is not the
case then a set of drawer banks can be installed in its place.
xii. Next to the garbage pull out under the window there will be a 36"
kitchen sink cabinet. This will have a bottom drawer installed for
easy access to access cleaning products. The kitchen sink is to be
an 80x20 sink as per homeowners request
xiii. To the left of the sink there will bean 18" cabinet. This will be a
bank of drawers for utensils etc ... This is usually a bank of (3)
xiv. Dishwasher cabinet will have end panels to give the dishwasher so
as to have a built in appearance_
xv. Next is a Built in for 30" slide in stove cabinet (owner requested
about having a cook top with a wall oven bellow ABR will have to

vi. Grout all of the tile with the XL grout that already has the sealer
inside the grout for the greatest protection
vii. Installation of wooden baseboards & the cabinet toe kick plate
viii. Grout all of the flooring this is to be the excel grout, this has the
sealer already in the grout. So that the grout is sealed all the way
thru and not just a topical grout.

xi. Removal of the wallboard that surrounds the bathtub & around the
toilet area where the new tile will be installed
xii. ABR will check to see if the bump out wall in the bathroom was
built to accommodate the bathtub, or if it is a chase wall for the
rest of the condos. If the wall can be removed ABR will remove to
increase the size of the shower area.
xiii. Address the electrical outlets, vanity lighting and the exhaust fan in
the bathroom and reconfigure as needed
xiv. Removal of the medicine cabinet to accommodate a makeup mirror

i. ABR needs to run a dedicated GFI for the TOTO toilet from the
breaker box. The owner is also requesting that while the electrical
work is being performed that ABR will install an additional
electric for a future.closet area next to the breaker box
ii. Installation of a shower curb with a knee wall that will be
approximate 3ft wide by 44" tall. This is so that the shower area
-- - - can be turned -into a walk-in shower without having a shower door
iii. Frame out shower area for the soap niches (owner to finalize the
placement)

iv. The knee wall will be capped with the same solid surface material
used for the vanity & niche.
v. A frameless glass panel will be installed on top the knee wall
A. Installation of the shower fixtures in the knee wall so that the
homeowner can turn on the fixtures without having to enter the
shower area
vii. Make all necessary drywall repairs in the bathroom as needed
viii. Installation of a square ebb drain for the shower. This will have a
key to remove the drain to access the hair catch.
ix. Installation of the rubber shower pan as per the FBC
x. Installation of the concrete dry pack as per the FBC
xi. Installation of �jz concrete Hardie board where file will be
installed on the bathroom walls
xii. ABR will use mold resistant tape for the concrete board seams.
ABR will tape and thin -set the corners of the walls for greatest
moisture protection
xiii. Installation of the shower wall tile as per the manufactures
recommendation (layout approved by owner)
xiv. Grout all of the walls with the excel grout, this has the sealer in it
- -- --- - for the greatest protection
xv. Installation of the bathroom floor file as per manufactures
recommendations

xvi. Installation of new vanity in the bathroom— the cabinets will be
built out of solid wood. Owner will have a vessel sink installed,
this will allow for a couple of drawers to be installed for the vanity
xvii. Installation of the counter top & backsplash in the master bathroom
xviii. Installation of solid surfaces / sink fixtures / mirrors / light fixtures
/ toilet & frameless glass for the shower area
xix. Prime & paint the bathroom (owner to choose colors)
i. ABR will provide a dump trailer for all waste removal
ii. All waste will be dumped at the local county landfill
ABR will maintain a clean work site at all times and protect the
rest of the home during the construction process
Owner's Responsibilities;
o Owner to provide all of the fixtures such as the appliances, tile, solid
surfaces & accessories such as door handles, sink/faucet, lighting etc...
o Owner to pack up all personal belongings
o Owner will receive contractor pricing where available
ABR's Responsibilities:
o ABR to provide all of the permits & county inspections
o ABR to provide all tools and materials -as outlined -above _
o ABR to provide all of the cabinetry for the kitchen & bathroom, all of the
non -fixture items like drywall, baseboards, crown molding, outlets &
switches, paint, screws, nails, screws, floor protection - etc...
o ABR will maintain a CLEAN WORK SITE AT ALL TIMES

o ABR will provide experienced craftsmen that are employed with ABR and
have provided these services for our customers with the upmost

Home Construction Remodeling Cost: The Contractor proposes to furnish all labor and
material necessary for the completion of the following specifications described above for
the sum of: (Modification of Master Bath addition to contract for 17,000.00 added
on to the existing contract. This does not include any fixtures or fine finishes. All
fine finishes are supplied by owner. Owner is adding on master closet materials to
our scope at cost and will be submitted in forest of receipt as a change order.) This
contract is not inclusive of options to be sent and confirm as option add ons. These
items are Wallppaer removal in Master Bederoom, removal of popcorn ceiling.
Painting of ceiling in master bedroom. New Casing and baseboard option.
Total time for completion approximately 4 weeks start to finish - Start date:

Additional information: All material is guaranteed to be as specified and the work will be completed in a
workmanlike manner in accordance to specifications. Any and all alterations or deviations from the sorted
specifications involving extra costs and materials will be executed upon verbal or written change orders billed @
$45.00 per hr plus materials. These changes turn into an extra charge, over and above the estimate, All agreements are
contingent upon strikes, accidents or delays beyond contractor's control. Owner of property to ate. fire, regimen, and
other necessary insurance. Our workers are fully covered by workmen compensation insurance. 6, tO either party
commences legal action to enforce its rights pursuant to this agreement, the prevailing party in said legal action shall be
entitled to recover its reasonable attomey,s fees and costs of litigation relating to said legal action & highest amount of
interest as determined by a court of competent jurisdiction.
