Notes below are listed in order of the Review Memo dated 4-20-18.
Plans Examiner - Plumbing
Plumbing work required for this project will be undertaken under separate Permit. Note
that cuts in the existing concrete slab will not be required in order to install either the
water heater or shampoo sinks shown on the revised Plan.
Plans Examiner - Building
1) Revised Plan attached, prepared, signed & sealed by John M. Foster - Florida
Architect Registration #8511. Note that the°Existing Floor Plan" incorrectly shows the
restroom door in the west wall, actual location of the 3' 0" x 6' 8" door w/ automatic
closer is in the south restroom wall and will remain unchanged. i
2) Neighboring tenant spaces are presently vacant, future occupancy undetermined.
The existing drywall demising walls extend and are sealed to floor slab, roof deck &
exterior CBS walls - photographs attached. When constructed per the Standard
Building Code then in force, one hour demising walls were required and were
inspected during construction by the St. Lucie County Building Department.
3) The front storefront and rear hollow metal doors in question are nominal 3' 0" in
width, providing a clear opening width of 33 1/2", exceeding the required clear
opening of 32".
4) FBC 2017 Section 1005.7 Encroachments into the required means of egress width
shall be in accordance with the provisions of this section.
- From Section 1006.2.1 - Two exits or exit access doorways from any space shall
be provided where the design occupant load or the common path of egress travel
distance exceeds the values listed in Table 1006.2.1.- see attachment. The
calculated Occupant Load per Table 1004.1.2 as a Business Occupancy is 982 sf /
100 = 10 and the Common Path of Egress Travel is 56 feet. Reference to Table
1006.2.1. indicates that the existing east/rear door is therefore not required to be
an exit. The rear can be locked and have a permanent sign attached "Not an Exit."

Additionally, the existing battery backup "Exit' sign shall be removed and a 90
minute battery backup emergency light fixture substituted.
-As this area is no longer a required means of egress, door projection into a
required Means of Egress is not of concern.
-Likewise, the Florida Fire Code / NFPA 101 Section 38.2.5.3.3 allows a single
means of egress in business occupancies if the occupant load is less than 100,
Common Path of Travel is less than 75' and dead-end corridors do not exceed 20'.
5) Occupant Load per Table 1004.1.2 is calculated at 1 person / 100 gross SF. See #4
above.
6) Door sizes and manuevering clearances are indicated on the revis _ d hat
Treatment Suite 1 and the Utility area doors need to be repla 1�tt
doors with ADA lever -set passage sets. ��� M. Fp
7) Door clearances are indicated on revised Plan.

NUMBER OF EXITS AND
EXIT ACCESS DOORWAYS
1006.1 General.
The number of exits or exit access doorways required within the means of egress system shall comply -with the
provisions of: Section 10062for spaces, Including,menanihos, and Section 1C06.3 for stories.

7.4.1 General.
7.4.1.1 The number of means of egress from any balcony,
me rtion thereof shall be not less than two,
except under one of the following on 'titans:
(1) A sm a means o egress s be permitted where permitted
n Chapters 11 through 43.
(2) A single means o egress s e permitted for a mezzanine
or balcony where the common path of travel limitations of
Chapters 11 through 43 are met.

Chapter 38 New Business Occupancies
38.2A Nmnber of Means of Egress
38.24.1 Means ofegress shall comply with all of the following, except
as otherwise pemxitted by38.2.4.2 through 38.2.4.6:
(1) The number of means of egress shall be in accordance with
Section 7.4.
(2) Not less than two separate exits shall be provided on every story.
(3) Not lass than two separate exits shall be accessible from every

39.25.2 Dead-end corridors shall be permitted in accordance
with 38.2.5.2.1 or 38.2.5.2.2.
38.25.7.1 In buildings protected throughout by an approved,
supervised automatic sprinkler system in accordance with
9.7.1.1(1), dead-end corridors shall not exceed 50 ft (15 m).
38.25.2.2 In buildings other than those complying with
38.25.2.1, dead-end corridors shall not exceed 20 ft (6100 nun).
38.25.3 Limitations on common. path of travel shall be in
accordance with 38.2.53.1, 38.2.5.3.2, and 38.23.3.3.
38.25.3.1 Common path of travel shall not exceed 100 ft (30 m)
in a building protected throughout by an approved, supervised
automatic sprinkler system in accordance with 9.7.1.1(1).
38.25.3.2 Common path of travel shall not exceed 100 ft (30 m)
within a single tenant space having, an occupant load not
exceeding 30 persons.
39.25.3.3 In buildings other than those complying with
38.2.5.3.1 or' 38.2.5.3.2, common path of trave s not exceed
75 ft

Common Questions
Is dear floor space required to be centered on elements?
The standards require the clear floor space to be centered on wheelchair accessible
drinking fountains (forward approach), kitchen work surfaces, (forward approach), and
washers and dryers (side approach). Centering the clear floor space on other elements is
often advisable, but not required.
Can doors swing into required dear floor or ground space?
Doors cannot swing into required clear floor or ground spaces in these specific instances:
• clear floor space at controls for automatic and power assisted doors and gates (404.3.5)
• fixture clearances in toilet and bathing facilities (except those that are single user where wheelchair
space beyond the door swing is provided) (603.2.3)
• clear floor space required at benches in saunas and steam rooms (612.2)
• clear floor space required at tactile signs, which must be beyond the arc of any door swing between the
closed position and 45 degree open position (703.4.2)
• dressing, fitting, or locker rooms unless wheelchair space is provided beyond the arc of the door swing
(803.3)
In other locations, doors can swing into clear floor or ground space, although locating door swing outside
required clearances is advisable.
Can doors swing into turning space?

Can clear floor/ground space or turning space overlap other space requirements?
Yes, clear floor or ground spaces and turning space can overlap other required clearances, Including other
.clear floor spaces, door maneuvering clearances, and fixture clearances.
Is turning space required in all rooms and spaces?
ido. Turning space is required In certain spaces, such as toilet and bathing facilities, dressing and fitting
rooms, and transient lodging guest rooms. Unless addressed by a specific requirement for turning space in
the standards, other spaces are not required to provide them, including lobbies, offices, and meeting
rooms.
