Jose F. Vazquez, P.E. did the inspection and the evaluation letter. Site Conditions: Two-storytri-plex; approximately 2200sf, 44 years old (approx.); exterior concrete masonry & Architectural Wall Panels Fiber Cement Siding finish on wood flamed construction; perimeter concrete footers; perimeter foundation block walls; floor joisdgirder/truss system; wood frame walls and engineered roof tnrsseshafters. Normal residential design loads are for this area. Topographies are relatively lhd. Enobieer's Evaluation Based on a visual inspection and construction practices, we have inspected the issues listed below only and the following are the findings: 1. The exterior windows of the building were replaced with new "Oceanview hnpact Resistant Single Hung windows manufactured by Viwinco, Inc. certified to Florida Product Approval #15576.1 rated to a differential wind pressure of+/- 50 psf (See Photos 1 -15). The windows have been installed in the original wall opening consisting ofdouble 2"x4" wood studframe covered by'/2" (min.) exterior grade plywood sheathing (See Photos 16 — 24). The windows.have been secured to the woodframe with 2' long 11-gauge nails L3/8" dia head).plus . 3" long #8 wood screws both spaced at 6" maximum from the comers and 12" maximum intermediate. The perimeter of the windows has been covered/scaled with "Window Wrap" (See Photos 23, 27, 52 — 57). 2. The original stucco finish on the front and rear walls of the building was removed and replaced with Architectural Wall Panels Fiber Cement Siding finish on wood fiamed construction consisting of 2"x4" wood studs spaced at 16" o.c. maximum covered by YT (min.) exterior grade plywood sheathing covered with "Tyvek Home Wrap" manufactured by DuPont (See Photos 25 -51). Conclusion Above are our evaluations based on standard eneineerinrand construction practices in our local area The undersigned This letterrepresents our opinion ofthe structural conditions based on the visible conditions and the information available at the time of our visit to the property. This evaluation was very limited in scope, focusing only on the structural system of the items mentioned above. No other components or systems of the structure were evaluated during our visit to the property. Some surface materials were removed to confirm integrity of the components, no exploratory excavation was undertaken, and no physical testing or sampling was done during our visit to the property. This letter of certification is being provided only for information purpose. Detailed plans and specifications have not been prepared for any contractors to follow only this letter. This letter should not be considered as a guarantee of condition. No warranty with regard to the future performance of any modifications that may be made is intended, implied, or expressed We have no control over the repair contractor whom is responsible for the repairs recommended. This report is only good for one year (from the date of this report), due to the fact conditions can change and we have no control over those changing conditions. Our maximum liability for loss suffered by the client due to any cause is limited to our inspection fee. This letter has been prepared for your benefit in strict confidence with you as our client. We will not release this letter to anyone without your permission. Copies may be distributed at your discretion only to satisfy your needs regarding this situation.
