Dear Lydia: RD MAY 3 12013 On behalf of our client, Gulfstream Goodwill, we,would like to resubmit our site plan in response to the comments from the St. Lucie County Zoning Department, dated 5/13/2013. Each comment is identified and a response is provided in bold italics below: 1) Please provide an original size copy of the conceptual site plan. Our office has provided (3) 24x36 copies of the site plan set at a scale of 1.20. 2) Please provide front and side setbacks on the site plan as well. Minimum required 10' on side and 25' front. The enclosed site plan has been revised to show the setbacks from the existing building overhang. A setback chart has also been added to the plan, demonstrating the site's compliance with required setback standards. 3) If possible, try to keep 10' side setback to eliminate the shed of sticking out of the other parking spaces. The shed has been moved off the property line exactly 10' (see dimension), so that it does not interfere with the drive aisle. I have requested the contractor to submit an original copy of the site plan with setbacks. I have requested to provide a new owner/contractor information page of the application to eliminate the Goodwill as tenant. Permit will state unmanned shed used as drop off box for Goodwill. However, I have given this issue a lot of thought and believe this use should be permitted vis a vi Ord. 12-003. It is a shed and staff will have other requests for such and consistency is important, therefore, staff should consider this under 12-003. We both feel this is a large drop box. Use -wise, this should not create an issue. This parking lot also appears to have ample parking for its use. As to how the plans examiners will review it, I will not wade in there! It is a GOODWILL drop off box. They are putting it in one of their parking spaces but we felt that one parking space was not going to render an inconvenience to their establishment. We did not want to impose a minor adjustment site plan application for something that may not even be staying there and as for as a business license the drop off box is just taking in donations they are not selling items later to be transferred to their stores. I have seen them before and they did not seem to cause a negative impact to the site. Goodwill is applying for a storage shed on the property of St Lucie Battery & Tires at above address. This is not a drop-off box is a pre -manufactured shed. They don't have a business office or Zoning Compliance there. The storage shed is taking one of the parking spaces of the St Lucie Battery & Tires. A storage shed is an accessory use to the main business/building of the property (see definitions chapter 2.00.00 accessory use). I don't think they can do this based on this definition, but you m'6... have a different opinion. I wasn't able tc ::._ate a Site plan for this property. The building was built in 1987. If we would allow them to add this storage shed, they have to show that after eliminating the parking space the property still meets the required amount of parking spaces for the main building. I am not able to determine if they are meeting setbacks since the submitted plot plans are not to scale. They seem to have been in contact with our department and was told that a minor site plan adjustment would not be necessary, but I don't know who they spoke to. They don't have anything in writing. Before I turn them down or require more information about parking etc. I would like to hear your opinion and advise.
