Dear Ms. Olson:
Below are our response comments to the County's recent comments in regard to the above referenced
building permit application. Please let me know if you have any questions.
1. WE HAVE NO RECORD OF AN EXISTING OFFICE BUILDING AT THIS PROPERTY. BUILDING WILL
BE REVIEWED AS NEW COMMERCIAL SITE.

2. IS THE BUILDING GOING TO BE ON CITY WATER AND SEWER OR SEPTIC AND WELL?
No. for this specific construction we are looking at using the on -site well as a nonpotable water source
and a self-contained waste storage tank. Potable water will be from bottled water on an onsite water
storage tank.
3. IF ON CITY WATER AND SEWER, PLEASE PROVIDE A LETTER FROM THE UTILITY DEPARTMENT
THAT HOOK -UP WILL BE AVAILABLE.

We are not making use of the e M&moved as part of the follow up

separate submission, we will be providing the necessary Health Department acknowledge me nts that the
methods of waste water disposal are acceptable.
5. PLEASE PROVIDE 3 SETS OF APPROVED LANDSCAPE PLAN BY ST LUCIE COUNTY
ENVIRONMENTAL DEP.
Given that this is a short term use, tied into the redevelopment of the overall MASTEC property itself, we
are requesting relief from the County's Landscape Code requirements as it relates to this particular unit
installation. All required landscaping will be provided concurrent with the more permanent construction
that will follow the installation of this short term use unit.
6. PLEASE PROVIDE 4 SETS OF CIVIL DRAWINGS FOR CONSTRUCTABILITY REVIEW OF PAVING,
GRADING AND DRAINAGE BY SLC ENGINEERING DEP. �
The proposed short term office unit (modular unit and associated parking) does not exceed 4,000 square
feet in impervious area. A County Stormwater Permit is not required.
7. A STORM WATER PERMIT MIGHT BE REQUIRED. PLEASE CONTACT BABY THOTIAKARA, CIVIL
ENGINEER OF SLC WATER QUALITY AT (772) 462-2097 FOR INFORMATION.
The proposed short term office unit (modular unit and, associated parking) does not exceed 4,000 square

a. PLEASE PROVIDE THE ELEVATION OF THE CENTER LINE OF THE ROAD AND THE PROPOSED
FINISHED FLOOR ELEVATION ON THE SITE PLAN. MIN. REQUIRED FLOOR ELEVATION IS 18'. ABOVE
CENTER LINE OF THE ADJACENT ROAD.
The centerline elevation of the adjacent road is approximately +17.5 ft (NAVD). The existing grades where
the short term office unit is to be located are approximately +18.5 (NAVD). The proposed FIFE for the
short term office unit is +21.5 (NAVD).
9. SEE CHAPTER 7.OS.06 C-2 OF ST LUCIE COUNTY LAND DEVELOPMENT CODE DRIVEWAY
REQUIREMENTS. THE EDGE OF A DRIVEWAY SHALL NOT BE LESSTHAN 25'FROM A SIDE PROPERTY LINE.
The existing driveway is proposed to be utilized in its current location and configuration forthis short term
office use. Upon the redevelopment of the entire property we will reevaluate driveway locations and
make necessary adjustments at that time.
10. SEE CHAPTER 7.06.02, 3 MATERIAL: ALL REQUIRED OFF-STREET PARKING SPACES, ACCESS
AISLES, VEHICULAR USE AND OFF-STREET LOADING AREAS CONSTRUCTED, EXPANDED OR ALTERED
AFTER MARCH 1, 1999, SHALL BE CONSTRUCTED WITH AN ALL WEATHER SURFACE MEETING THE
REQUIREMENTS OFTHEST. LUCIE COUNTY PUBLICWORKS DEPARTMENT. THE PERMITI ED IMPERVIOUS
SURFACE MATERIALS SHALL BE CONCRETE, ASPHALT, BRICK PAVERS, STAMPED CONCRETE, OR PAVING

PAVING SYSTEMS AND MATERIALS ARE APPROVED BY THE COUNTY ENGINEER. STABILIZED UNPAVED
PARKING AREAS MAY BE PERMITTED AT LOCATIONS OUTSIDE THE URBAN SERVICE AREA UPON
APPROVAL OF THE COUNTY ENGINEER, SO LONG AS PARKING SPACES, ACCESS WAYS, AND DRIVEWAYS
ARE CLEARLY MARKED AND THE VEHICULAR/PEDESTRIAN CIRCULATION SYSTEM IS SAFE
Given that this is a short term use, tied into the redevelopment of the overall MASTEC property itself, we
are requesting relief from the County's requirement of all-weather parking surfaces for this particular
short term use. All required parking surfaces will be provided concurrent with the more permanent
construction that will follow the installation of this short term use unit.
11. PLEASE SEE ST LUCIE COUNTY LAND DEVELOPMENT CODE CHAPTER 7.10.15 (G ) ALL
UNMANNED ACCESS CONTROLS FOR REQUIREMENTS OF A GATE AND DISTANCE TO ROAD.
The provisions of this section do not apply to our site access gate. Ours is simply a basic roll gate that will
be opened and closed at the start and close of business, accordingly.
12. PLEASE RELOCATE THE HANDICAPPED PARKING SPACE CLOSER TO THE BUILDING AND AWAY
FROM THE GATE.
The handicapped parking space is located in accord with shortest path requirements for compliance with
ADA standards. Relocation as suggested would result in a violation of those standards.
