Dear Mr. Whiteside
Please accept this letter in response to your written request received October 16, 2018 to waive
the finished floor elevation of 18" above the crown of the road. The waiver request is for a
proposed metal storage building at 4120 Selvitz Road, Ft. Pierce, FL 34981.
Pursuant to Section 7.04.01(C-3) of the St. Lucie County Land Development Code, the Planning
and Development Services Director has the authority to grant administrative relief, when
topographical conditions are such that compliance with this subsection would be impracticable
or cause grade level conditions detrimental to adjacent or nearby property, consistent with the
intent of the Flood Protection regulations and any other applicable portion of this Code.
The Planning and Development Services Director has granted your request for administrative
relief of the finished floor elevation based on the following determinations:
1 The proposed metal storage building is in Flood zone X.
2 The elevation of the center line of adjacent road is 16.90' NAVD.
3 The proposed finished floor elevation will be 16.97' NAVD which is 0.07' above the center
line of the road.
4 The proposed building is intended for vehicular access and equipment storage only. It is
not intended for occupancy and the interior will not be finished.
5 It is not feasible to raise the floor without significant reworking of the existing site.
This approval does not in any way constitute authorization to begin construction. Prior to the
commencement of any construction on this property, an application for specific building permit
must be obtained from this department.

Request for Finish Floor Requirement Waiver
Dear Ms. Olson,
Accurate Septic is in the process of permitting a metal storage
building for our facility locate atVll2OR e �v�iyCz Raad in Fort
Pierce. Due to existing site conditions and the purpose of the
proposed building, we are applying for a waiver of the
requirement that the proposed building floor be established at
18" above the centerline of Selvitz Road.
The proposed building is intended for vehicular access and
equipment storage only, and is not intended for occupancy, nor
will the interior be finished in any way. The proposed building
floor is mainly comprised of existing the underlying existing
concrete parking lot, and it is not feasible to raise the floor
without -significant —reworking of the existing site. That is an
expense we are unable to bear for a storage building.
We are looking to move forward on this structure as soon as
possible, so any help you can offer would be greatly
appreciated.

Sierra, I didn't hear from you Friday, so I thought I'd reach out with suggested responses to the building department
comments: I don't know specifically what your reviewers are driving at on Comment 1, but I tried to respond as well as I
could. Hope this helps.
Plans Examiner:
1. The two framed openings have been added to the site plan. The opening to the west is to allow for vehicular
access into the structure, and the opening to the east will allow for cross ventilation, and potential foot traffic
into the facility.
2. The majority of the concrete beneath the structure is existing concrete with a small portion being filled in to
complete the proposed floor. Existing concrete will be removed where needed for the construction of the
proposed footers, also. The existing concrete knee wall will remain, and will be located inside the walls of the
proposed building. The light pole is an existing, privately owned site light. The pole will be removed and the
light relocated to the exterior of the proposed building.
3. The proposed building is intended to serve as a storage area, and is not an occupied structure. Any pedestrian
access to the business will be to the front office, which has existing ADA compliant parking. Any access into the
proposed building will be by employees only as part of regular work activities.
Zoning Review:
1. A waiver has been submitted to the Building Department requesting relief from the Finish Floor requirement as
the structure is storage only, and it is impractical to meet the requirement without significant repaving of the
site

There is an increase in impervious area because of the proposed work and the applicant has
received a Stormwater permit from WQD.
Site constraints are present and hence water quality improvements are restrictive. However
they accommodated to our satisfaction.

Yes, they would need to apply to a vegetation removal permit application, which they should have been directed to do
when they applied for the permit. We have an approved landscape plan for this project, so a landscape inspection would
need to be inserted into CodeView.
