OBSERVATIONS:
• The gaps in the concrete curbs under the exterior sliding glass doors have been filled solid and joints were
sealed with urethane.
• The metal stud framing has been cleaned and is complete.
• The EIFS system has been waterproofed and finished, and is ready for painting.
• The horizontal crack that was found in the EIFS beyond the scope of work area has been sealed.
• The concrete curbs and sliding glass doors at the repaired areas were water tested and no leaks were observed.
RECOMMENDATIONS:
• The vertical joints between the new and existing EIFS need to be level.
• The EIFS in front of the masonry parapet wall is damaged behind the outrigger and will require repair.
• Clean all surfaces and prepare for final painting.
• Final inspection to be scheduled after final painting.

sealed with urethane.
• The metal stud framing has been cleaned and is complete.

OBSERVATIONS:
• Sliding glass doors were water tested and no moisture intrusion was observed.
• All exterior EIFS systems have been replaced and painted at the work areas.
• Doors and windows have been caulked and sealed.
• The wall repairs are completed at the above units.
RECOMMENDATIONS:
• Clean and sweep all remaining debris off balconies, especially behind the shutter track.

WORK INSPECTED:
Units 901, 1001, 1101, 1201, PH-1 north east balcony exterior walls.
OBSERVATIONS:
• The deterioration found in the metal stud's framing was less significant than that found in the lower floors,
and it is limited to the studs and track at the corner at the doorjamb. The studs and tracks were replaced and
the walls have been resheathed with 518" densglass as per plan.
• There is a horizontal crack in the EIFS along the reveal, which is located just above the window. The crack
may extend across the building but can only be confirmed where visible from the swing stage. The crack is
allowing water intrusion through the wall into the units. This is evident by the water stains at the interior walls
above the window.
• There is a gap in the concrete curb under the door which allowed the moisture intrusion that caused the metal
stud corrosion.
RECOMMENDATIONS:
• Continue with taping the joints and perimeter and installing the NT backstop waterproofing system as per plan.
• Wire brush the light corrosion on the remaining metal stud track and coat with corrosion inhibitor.
• Fill the void in the concrete curb solid with the specified repair mortar.
• Repair the crack in the E1FS at the reveal where accessible from the swing stage. Grind the stucco finish along
each side of the cracks down to the existing mesh tape. Add and lap new mesh and NT backstop across the
joint and re -stucco. Provide a butyl sealant along the joint as a secondary sealant.

• The deteriorated metal studs and tracks have been replaced. Some of the tracks under the window were
replaced where required, other sections with minimal corrosion were cleaned and coated with corrosion
inhibitor.
• Densglass was placed and screwed to the framing as per plans.
• Backstop NT air and moisture barrier with mesh tape was placed
• Insulation, mesh tape, insulation and finish coat in place
• The door and window perimeters were sealed with NPI
RECOMMENDAIONS:
• Continue with the Aquaflash tape and liquid at door and window perimeters, followed with final butyl sealant
• The stucco reveals at the floor level are to continue and return around the corner of the walls to the concrete
balconies, these need to be corrected.
• Use %a" ss Protec tapcons to anchor the guard rail posts to the concrete slab.
• Water test scheduled for later this week, please confirm and coordinate with property manager

OBSERVATIONS:
• Sliding glass doors were water tested and no moisture intrusion was observed.
• All exterior EIFS systems have been replaced and painted at the work areas.
• Doors and windows have been caulked and sealed.
• The wall repairs are completed at the above units.
RECOMMENDATIONS:
• Clean and sweep all remaining debris off balconies, especially behind the shutter track.
