THIS AGREEMENT executed this 29th:day of October byand:between Melsner Electric, Inc. and
Harbour Ridge Property Owners Association,.lne.
WITNESSETH:
WHEREAS, Melsner Electric, Inc. is the entity charged with'the responsibility of coordinating
with Harbour Ridge Property Owners Association, Inc, for the following:
1.) Remove (198) existing lighting standards and associated concrete bases.
2.) Dispose of existing fixtures, poles, and concrete bases unless ordered differently by the POA.
3.) Provide and install (201) new lighting standards, as specified with associated concrete bases and
electrical connections as per -St. Lucie County and State of Florida electrical codesas;of-the-date
Installed. Assure working condition.
4.) Restore work area to pristine condition; including sod replacement.
WHEREAS, Meisner Electric, Inc. Is desirous of contracting with Harbour Ridge Property
Owners Association, Inc. for the. purposes set herein:
NOW, THEREFORE, in consideration of the above reciials:and mutual covenants herein below set
forth, and for other good and valuable consideration, the receipt, adequacy and sufficiency of which are
hereby acknowledged, the parties agree as followz

lights.

Contract Price and. Payments:
The contract price in the amount of $943,301.70 shall include permit;, labor, and materials required to
fulfill proposed obligations. Schedule of values as follows:.

Materials & Equipment $550,888.25
Labor $137,722.06
TOTAL $943,301.79
This value includes the (201) pole bases and will be billed monthly based on %of completion. Permit
and sod replacement Included. (Payments:due upon receipt of invoice.)
Supervision:
Meisner Electric, Inc. shall supervise and direct the work (scope of work); utilizin&skilled tradesman, and
shall maintain sole responsibility for coordinating all portions of proposed scope of work, under this
contract. Meisner Electric, Inc. shall always maintain strict discipline and order among its employees and
shall not employ any unfit person or anyone not skilled in the task assigned to him. It is agreed there will
be,a supervisor on site during the work.
Timely Completion:
The work to be performed under this contract shall be completed in a timely matter, Phase One start
date of April 29, 2019 and completion date of September 30, 2019 (weather permitting). Phase Two
start date of October 1, 2019 and completion date of February 28, 2026..
Insurance and Licenses:

Melsner Electric, Inc. shall furnish Workers' Compensation with'limits not less than the minimum
required by law and public/general liability insurance, and autbmobile insurance (COI provided)
including completed operations and keep said'insurance policies In full force and effectduring the entire
course of the work.
Meisner Electric, Inc. shall provide current professional licenses required:by the Building Department for
the County of St. Lucie County (St Lucie Co. N 16568) and or the State of Florida (ECk0001693) for the
contract of work described in this contract (permit required).
Clean-up:
Meisner Electric, Inc. shall cause no waste, pollution or environmental hazard to'the Harbour,Ridge
Property Owners Association, Inc, or adjoining.property in the "performance of this contract and always
shaifkeep the'premises'free from'accumuiation ofivaste materials°o6ubbishtaused.by its operations.
On a daily.basis, it shall remove its waste materials and rubbish from and about the Project and upon
completion of the Work shall also remove its tools, construction equipment,.machinery. and surplus
materials and shall restore all affected areas of the property. Free, clear and unobstructed egress and
ingress with respect to all.areas shall be maintained by Melsner Electric, Inc.
Warranties:
Meisner Electric, Inc. shall warrant their work performed fora period of not less than (1) year from the
date of,completion excluding normal, wear and tear, or lightning;induced damage.
