2"d Floor exterior east and south walls at gym.
OBSERVATIONS:
• The exterior metal stud tracks at the base of the south and east walls under the windows are corroded.
• The windows extend from the underside of the 31d floor slab down to about 3 3/a" above the 2"d floor slab.
There is 3 3/4" of metal stud framing under the windows. The length of corroded framing under the window
extends approximately 8 feet in length.
• The south wall track was completely corroded.
• There has been water intrusion entering under the exterior metal stud walls.
• There are five fixed windows mulled together, but the horizontal mullion under the windows is continuous.
RECOMMENDATIONS:
• The windows need to be removed to repair the curb under the windows. The Association is to arrange for
removal and reinstallation of the windows to facilitate the repairs.
• The Contractor will need to construct a temporary weather wall at the two sides.
• We recommend using a 3 3/A" x 6" wide solid concrete curb under the two walls with the following:
o Use Master Builders Emaco 1061 repair mortar.
o (2) #4 horizontal continuous bars with 6"epoxy anchored dowels into the column.
o (2) #4 90-degree comer lap bars.
o #4 90-degree hook dowels at 12" oc at the east wall with 4" epoxy embed.
o No dowels at the south wall due to possible conflict with PT cables. Use %a" diameter x 2 3/a" stainless steel
tapcons at 12" oc with I" embed instead.
o Clean and prepare all existing concrete surfaces with slurry coat as recommended by Master Builders for
proper bonding of the Master Builders Emaco 1061.

2nd Floor exterior east and south walls at gym.
OBSERVATIONS:
• The exterior metal stud tracks at the base of the south and east walls under the windows are corroded.
• The windows extend from the underside of the 3' floor slab down to about 3'/l' above the 2°d floor slab.
There is 3'/4' of metal stud framing under the windows. The length of corroded framing under the window
extends approximately 8 feet in length.
• The south wall track was completely corroded.

RECOMMENDATIONS:

• The existing slab was roughened as recommended for proper bonding of the repair mortar.
RECOMMENDATIONS:
• The curb along the south wall had to be adjusted slightly to align with the upper track.
• Coat all reinforcing steel with corrosion inhibitor prior to placing concrete.
• Provide a slurry coat on the existing concrete prior to placing the repair mortar for proper bonding of the
Emaco 1061.
• Place concrete repair mortar at curbs.

Balcony repairs at Southeast balconies at floors 3,4,5,6,7,8 & 10.
OBSERVATIONS:
The visible cracks and spalls were excavated to determine the cause and extent of deterioration. Most of these areas are
located at the corners of the concrete balconies. Many of the cables were not cut short enough and did not have a
protective greased cap. Deterioration was caused due to corrosion of the reinforcing steel being too close to the
surfaces, exposed PT cable ends, and corrosions of the nails used to attach the PT anchors to the form boards.
3rd Floor: There are 4 PT cables that need to be locked off so further demolition can continue.
4' Floor: 2 PT cables need to be locked off to continue with repairs.
5' Floor: 2 PT cables to be locked off to continue with repairs.
61 Floor: Hair pin reinforcing bars need to be cut or bent back into slab to provide adequate concrete coverage.
71' Floor: 1 PT cable needs to be locked off so new PT anchor can be set back from slab edge with more concrete
coverage.
8' Floor: Clean and coat all reinforcing bars and other ferrous metals and replace concrete as per specs.
No PT cables affected.
10"Floor: Clean and coat all reinforcing bars and other ferrous metals and replace concrete as per specs.
Cut or bend hair pins to maintain the minimum required concrete coverage of 1-1/2 inch.
RECOMMENDATIONS:
• Have the PT specialist lock off all affected cables as needed to repair slabs.
• Adjust all existing • reinforcing bars to provide the minimum of 1-1/2 .inch concrete coverage, clean and coat
with corrosion inhibitor.
• Cut off all existing nails that were used to secure the PT anchors as short as possible, and coat ends with
corrosion inhibitor.
• Coat all reinforcing steel with corrosion inhibitor prior to placing concrete.

OBSERVATIONS:
After more excavation of the concrete, the PT specialist determined that more cables were required to be locked off to
facilitate the repairs. There are a total of 37 cables locked off and spliced. 10 cables were the most at any one balcony.
3rd Floor: 10 PT cables locked off and spliced. The existing southern most PT cable was found with no anchor plate
or end and is required to be locked off. The cable was spliced and new anchor was placed.

repaired. This is to control or eliminate the cracks that sometimes occur at the slab comers.
• Coat all reinforcing steel with corrosion inhibitor prior to placing coperete and maintain the proper concrete
coverages.
• Pour the lower floor first and re -shore the slabs above in sequence.

OBSERVATIONS:
Floors 3-10
All concrete repairs to the balcony slabs are completed at the above permitted balconies, including the waterproofing,
stucco, and paint. Miscellaneous cleanup is in progress.
The balconies with missing tile at the repaired areas are the unit Owners' responsibility, and are in progress. -
The Contractor is waiting for the tile to be installed before they can re -install the bottom shutter tracks at the units.
Unit 302 is getting a new shutter track and system which is to be installed by the shutter company.
The post bases are to be anchored to the slab with stainless steel protec fasteners with the protective caps.

Demolition is in progress at the South balconies at the above units
5S: Hair pin reinforcing is too close to the edge. ,Remove a section of the bar to provide a minimum of 1-1/2"
concrete cover.
6S: Additional cracks at the slab edges were found and require repair.
7S: The crack was caused by two cable anchor plates being too high in the middle of the slab, about I ft in from
the slab edge. We recommend epoxying the crack, coating all anchors and repouring.
8S: The damages to the slab edges are caused corrosion resulting from poor construction. The form nails and
reinforcing bars were improperly placed or cut and received inadequate concrete cover as a result.
9S: The damages to the slab edges are caused by corrosion due to poor construction. The cable ends and form
nails were not properly cut resulting in inadequate concrete cover.
115: Repair per plan.
12S: The crack in the ceiling may be full depth and appears to be a thermal crack and not caused by corrosion. We
recommend epoxying the crack which will require the removal of some tiles on the penthouse balcony above.
RECOMMENDATIONS:
• Continue all repairs as per plan.
• There are some minor fractures at the vertical face of some slab edges. We will inspect these on a case by case
basis. These will be sealed prior to painting the structure after the repairs are completed.

OBSERVATIONS:
Demolition is in progress at the North balconies' west elevation at the above units.
Additional corrosion and deterioration of the balcony edges are being uncovered as the demolition progresses.
We observed many of the PT cable ends were not capped, were left too long, and extended to the surface of the slab and
are now corroded. The reinforcing bars along the slab edges also had inadequate coverage and were corroded.
4N: Balcony edge requires repair. There are 3 PT cables that need to be repaired to include being locked off,
destressed, spliced and re -stressed. Due to the geometry of the balcony, this may affect up to 10 PT cables
since they may be overlapping.
to4 PT cables require repairs. This will affect more cables.
0 This balcony had ceramic tile installed, which is being removed. The tile was found to be loose and unbonded
to the concrete slab, and was tented in some areas due to thermal movement. The thickness of the tile and
thinset appeared higher than the interior slab which would trap moisture against the exterior metal stud infill
walls. The affected PT anchors may be repaired and replacement is not required. The cable ends need to be
cut back and capped with a greased end cap.
4 PT anchors are exposed and require repair, but replacement is not required as above.
There were 2 corroded I" diameter wedge bolts found the middle of the slab which were removed. These
anchors appeared to have been installed during a renovation and were left in the slab.
8 ? 4 PT cables require repairs. This will affect more cables.
RECOMMENDATIONS:
• Continue all concrete, reinforcing and PT cable repairs as per plan.
• Coordinate the cable repairs with the PT specialist.

• There were 23 PT affected cables at these three units which were locked off, destressed and spliced with new
cable ends.
• Unit 4N 8 PT cables
• Unit 5N 6 PT cables
• Unit 8N 9 PT cables
• All reinforcing bars at these units have been cleaned, coated and replaced where needed and concrete can be
repoured at these balconies.
• The EIFS walls where the PT cables had to be locked off were damaged and will require repairs.
Units 6N & 7N:
• The PT cable ends which were exposed but are not being replaced are being cut back and the anchor plates
coated with corrosion inhibitor. Work is still in progress to clean and repair the corroded reinforcing bars
along the balcony edges and cut back to achieve the minimum concrete coverage where necessary.
Unit 3N
• We observed some discoloration due to efflorescence at the underside close to the edges at this balcony at 3
locations. This is most likely caused by moisture intrusion through the cracks in the concrete slab under the
tiles or along the edge. We have decided to monitor the slab at this time.
RECOMMENDATIONS:
• Repour the balconies where the PT cables have been replaced.
• Continue the edge repairs on the remaining balconies.
