Re: Atlantis Condominiums Building "A" Located @ 10101 S. Ocean Drive in Jensen Beach, Florida

Dear Mr. Boyer:
Per your request, this letter is in response to the comments received from the Building
Department for the Referenced Project. We have the following response to the comments:
1.) We have revised the Design Statement to remove Reference to the Residential Code.
See the Attachment.
2.) We have revised the Design Statement to correct the Wind Speed and Exposure. See the
Attachment.
3.) The columns are constructed of trimmed 2" x 6" S.Y.P. for form a 6" x 6" column.
The original information provided for the Reference Project led me to believe the project was
located in a 140 MPH Wind Zone, with an Exposure "B" with the patio being entirely open and
the columns were Decorative Only. Now, based upon the latest information, the project is
located in a 160 MPH Wind Zone, with an Exposure "D" with the patio intended to have an
exterior wall of some material to protect from wind and rain coming into the patio.
We have evaluated the construction you originally provided for the Referenced Project and
determined it is not structurally adequate for the latest loading conditions. Even though, the
columns are not intended to support vertical loads from the building, they are structural to resist
the lateral wind loads.
Considering the latest loading conditions, the columns are not structurally adequate to resist the
lateral wind loads if there is anything constructed between the columns that would make the area
solid. Therefore, the distance between the columns must be left entirely open. The attached
sketch shows what is required to attach the columns at the top and bottom with the patio is
entirely left open.
If there are any questions, please contact us.

Dear Mr. Boyer.
Per your request, this letter is in response to your request to evaluate the Reference Project to Existing
Site Conditions.
We considered the following Design Criteria:
• Ultimate Design Wind Speed (V ,,):
• Nominal Design Wind Speed (V.d):
• Risk Category: III
• Wind Exposure Category: "D"
We considered the following Site Conditions:
Height of Columns: 8 Ft.
160 MPH (3-Second Gust)
123.94 MPH (3-Second Gust)
Span Between Columns: 8'-0" on one side & 12'-0" on the other side.
Attachment @ Top & Bottom: Concrete
We considered the following Construction:
• Size Column: 8" x 8" P.T. #2 S.Y.P.
• Connector @ Top & Bottom: (2) Simpson RPBZ (See Attachment) '
o Fasteners: (4) 3/8" Dia. Anchor Bolts a minimum of 2 %2" from the nearest edge with 2
'/4" minimum embedment into 2,500 psi (min.) concrete using Simpson SET-3G
