The existing structural slab on the address listed above is reinforced with post tension cables. Attachments to the slab can be made
with the use of fasteners with a length of 3/4" or less. This will allow for fastener penetration that is less than the minimum coverage
requirements for post tension cables. As a result, there should be no conflict with the cables.
Attachment to concrete or masonry shall be via power driven fasteners. Secure runners with fasteners located 2" from each end and
spaced a maximum of 16" on center.

Thank you for submitting your bathroom renovation plans. Your request has been approved with the following
stipulations:
1. The renovation being done must be performed exactly as specified in the plans submitted to the Board of
Directors. Any changes must be submitted to the Board of Directors for approval.
2. All permits must be submitted to this office before any work begins on this unit.
3. The office must be notified, in writing, of the date work will begin once permits are in place, etc.
4. Anytime pads need to be put up in the elevator, etc. please notify this office in writing at least 24 hours In
advance. If you know they need to be up for a set amount of time, one notification with all of the dates
listed will suffice.
S. All contractors must adhere to the Rules & Regulations for The Island Club including, but not limited to,
work in the unit may only be done, Monday thru Friday, 8:00 a.m. to 6:00 p.m. NO EXCEPTIONS.
6. Contractors must leave a clean work area at the end of each day.
7. Any damage to the building caused by the work being done is the owner's responsibility.
Attached, you will also find the Board approved "Renovations to Units" Document that all owners and contractors
must abide by when doing renovations on a unit. Please review as there is plenty of important information listed.
Please sign below and have any contractors working on your unit sign as well that they will comply with these
stipulations. Please return the signed letter and any necessary permits to the office, before you begin work on
your unit.

• The installation of carpeting, mats or the on individual balconies is not permitted.
When existing installed carpeting is to be replaced, the concrete floor should be
inspected for any signs of deterioration. Carpeting installed directly to the concrete
balcony can cause damage to the concrete floor. .
• Owners and lessees must remind service and delivery personnel, that all debris caused
by delivery or installation of carpets, furniture, appliances, etc., must be removed from
the catwalks, lobby, and entrance before they leave, AND MAY NOT be placed in island
Club dumpsters.
Large objects which are removed by contractors (appliances, cabinets, plumbing,
fixtures, carpets, etc.) must be removed from the property by the contractor. Unit
owners should make certain that Individual contractors include this service in their
contract.
• Window tinting must be uniform and is subject to written approval of the Board of
Directors prior to installation.
• The use of heavy-duty machinery such as jack -hammers and other similar equipment
which may cause excessive noise and Vibration are not permitted at any time. Such use
is disturbing to other unit owners and can cause damage to the water pipes installed in
the slab of units. .
• Soundproofnig, such as cork, must be placed underneath all new flooring installations.
Carpeting must have padding underneath. installation of soundproofing material to be
verified by property Manager or a Director.
• No unusual blinds, shades, screens, decorative panels, windows or door coverings shall
be attached to or hung or used in connections with any window or door in a unit in such
a manner as to be visible to the outside.
• Electrical power distribution to individual units must not be altered. All non -penthouse
units are designed with a maximum of 100 amp service. The penthouses are designed to
125amp service.
• There are to be no saw cuts or hors drilled into the ceiling or floor slabs. Tapcons use is
limited to three quarters of an inch in length. Any planned drilling or use of tapcons in
the floor or ceiling slabs will require the slab to be x-rayed to insure the high tension
cables are avoided.
• Homeowner is accountable to manage the renovation process to the extent that their
contractors know and follow ail rules of the Association and provide proper notice for
entry and elevator usage.

• At a minimum of 14 days prior to the start of all renovations, owner is responsible to
coordinate a review and gain approval of the Board of Directors.
• All work requiring permits by St Lucie County are the responsibility of the owner to
Insure the permits are attained.
• Hurricane storm shutters of a type approved by the Board of Directors will be permitted.
• No awning, canopy or other projection shall be attached to or placed upon the outside
wall or roof of a Condominium apartment.
• All contractors used in all renovations must be licensed for doing work in St. Lucie
County.
