While we think we could be a great asset to your team, joining a team late in a project presents difficult hurdles that need to be addressed early to minimize confusion and misunderstanding later. I have listed below some of our concerns and requests to bring them to your attention before you accept our proposal so we will both understand the plan moving forward to bring your project to a successful completion. 1. A change of contractor will need to be made immediately on the permit. This properly transfers alljobsite liability to my license and insurance. It also informs all sub -contractors Cooke Construction has taken control and has authority in all job -related decisions. Our office can start this paperwork as soon as you give us the authorization to do so. 2. Cooke Construction will not be held liable for any work that can not be visually inspected. We are entering the project at a point when the majority of all critical work has been completed. We will do our best to intercept any future problems, but some work cannot be inspected because it is covered. a. After a brief walk through of the job site we do have concerns regarding all shower pans. We recommend redoing the shower pan in PH2 and the testing of all shower pans before installing the mud base. 3. We have no problem with your request to pay all sub -contractors directly, but we do request all invoices be sent to our office for payment authorization. We will check all invoices against the actual work performed to ensure the scope of work performed matches the invoice and the work was performed correctly and to the highest quality. This also lets the sub -contractors know Cooke Construction has the ultimate authority and helps us maintain control of the job site. If a sub -contractor doesn't think we have any authority, they are difficult to control and less likely to make timely repairs to unsatisfactory work. Invoices can be sent to: lorri@cookeconstructioninc.com 4. We request an initial meeting with your interior designer on the job site which I estimate will take between 2-3 hours. 5. We will need a list with contact information of all sub -contractors who are currently involved and/or previously involved in the project. We will need a clean set of the most up to date drawings and specifications. This should include the signed and sealed permittable plans, cabinet drawings with measurements, closet designs, and any other job specific designs 7. Cooke Construction will not put any mark up on sub -contractor invoices. You will have original copies of all invoices from sub -contractors to pay directly. Our compensation will be as follows: a. Skilled carpenters-$75 hour b. Carpenters technicians-$55 hour c. Administrative office- $45 hour d. General Contractor time spent planning/ coordinating/ overseeing- $100 hour. L General Contractor time (my time) is estimated at 5-7 hours a week but will be more for the first 2 weeks while I will be investing more time to become familiar with the project and get caught up on the overall plan. We submit the above items as our proposal to be your General Contractor. By agreeing and signing below you are authorizing Cooke Construction to be your general contractor for the already in progress renovation of 8600 S Ocean Dr. PH2 and PH3 Jensen Beach, FL 34957.
