The lot is nonconforming because it lacks 100% of the road frontage requirement. This requirement is waived and a recorded easement providing ingress and egress access to the property from a public road would be acceptable. Therefore, a single family dwelling and permitted accessory structures may be constructed on this property subject to meeting all applicable AR-1 zoning and building code requirements. Please note that when a building permit is applied for an Administrative Variance will be processed and reviewed by the County Attorney's Office for the easement. There will be a $50.00 fee for the Administrative Variance. A septic tank permit is required when submitting an application for a building permit, therefore it is suggested that you contact the Health Department before making your final development plans.
