This is a straight forward lot split in the residential zoning of RS-4. Both lots will continue to meet the zoning after the lot split. The parcel that is split will be required to be combined under the Unity of Title with the purchasers' parcel (Mr. Brondell 1313 133 0004 0104)since it will not meet the requirements as a single lot. Both lots have established residences on them and my research shows that no previous splits have taken place. I would like to complete the lot split and send Mr. Quillen and Mr. Brondell the tentative approval letter with the Final Approval Letter to be received on receipt of the recorded Unity of Title.
