21, 2014

Resolution - G. Alan's Fine Jewelry and Coin Rezoning from CO (Commercial Office) to CN
(Commercial Neighborhood).
Britton Wilson, Senior Planner, presented a petition of G. Allan’s Fine Jewelry & Coin who is
proposing a change in zoning for a half acre parcel, going from Commercial Office or CO to
Commercial Neighborhood or CN. The purpose of this proposal is to allow for a jewelry store
within the existing 3,000 sf building footprint. This is a public hearing and notice was published
in the St. Lucie News Tribune on Sept 11th, a sign was placed on the property, and a letter of
support was sent in by a neighbor.
The subject property is located at 909 West Midway Road, about a half mile to the west of US1.
The site consists of a historic structure that was expanded and improved to meet commercial
building standards back in 1985. Next door to the east is a 1st Baptist Church; to the west is
retail and the residential home to the south is buffered by landscaping and a fence. And further
to the east at the intersection of Oleander is the Nelson Family Farms market. The proposed
rezoning from Commercial Office to Commercial Neighborhood is compatible with the
Comprehensive Plan and the Land Development Code. This area of Midway Road has been
identified as suitable for low-intensity commercial redevelopment by being designated with
either a CO or CN zoning since the mid 1980’s. Commercial redevelopment of this area is also
supported by its proximity to US 1. And both US1 and Midway Road are major arterial roadways
with high traffic volumes that are not conducive for sustaining a residential future land use.
Because the Commercial Neighborhood zoning district is compatible with the surrounding
neighborhood, staff is recommending that the rezoning for G. Allan’s Fine Jewelry and Coin be
forwarded to the Board of County Commissioners with a recommendation for approval.
