Brodzink, Jr. Lake Manor Park Cooperative Site 66 Attached please find an Application for an Administrative Variance for the required minimum yard setback standards for mobile home parks. 10.01.14 Administrative Variances for the Required Minimum Yard Setback Standards General Standards for Issuance: The Building Code Administrator or his/her designee shall grant the requested variance if all of the applicable following standards are satisfied: Demonstrate that the Mobile Home Park was in legal existence upon the effective date of this Ordinance. 06-013 June 6, 2006 Lake Park Manor has been a Mobile Home Park since 1972. The Zoning/Land Use is RMH- 5/RU Demonstrate that the placement of the proposed structure will meet the intent of all separation standards as required for all Mobile Home parks, any other applicable provision of this Code, Florida Building Codes or Fire Codes and that the requested variance is the minimum necessary to locate the proposed structure on the property. The proposed structure will be replacing an existing structure in the same location and on the existing concrete pad Demonstrate that a similar structure existed on the subject property at the proposed location of the new structure on the effective date of this Ordinance. Demonstrate that the placement of the proposed accessory structure is constructed entirely of materials that do not support combustion and provided that such structure is not less than three (3) feet from any accessory building or structure on an adjacent site. An accessory building or structure constructed of combustible materials shall be located no closer than five (5) feet from the site line of an adjoining site. The structure is an aluminum carport and is constructed entirely of materials that do not support combustion. The proposed carport will be 10 feet and 6 inches from the mobile home on the adjacent lot. The literal application of the provisions of the Code for required minimum yard setbacks will result in an undo hardship on the property owners and would otherwise prohibit the use of the property as others are used in the surrounding neighborhood. Many of the existing structures in the Lake Manor Mobile Home Park do not and have not met the required setbacks. The variance requested will not result in any encroachment into any access/utility easements or other common area.
