DECLARATION OP EASEMENT
KNOW ALL ?tEN BY THESE PRESENT', that Interstate Hiycrway
Investment Corporation (Interstate) , tie owner of lands located in
Sections 7, 17 and 18, Township 34 South, Range 40 East, St. Lucie
County, Florida, declares the lands described in a one page Exhibit
attached hereto as an easement and rig%,t-of-way for road purposes
and/or drainage for the use and benefit of all subsequent purchasers
of srid lands. Interstate has previously caused to be recorded a
Declaration of Easement erroneously deszribing rights-of-way which
said instrument is recorded in Official Records Book 186 at Page 969
of the
Public Rec
ords of St. Lucie Councy, Florida. Interstate with-
draws said declaration and.declare. the property described in the

Dear Mr. Wilcox:
•
We completed the research for the referenced property and have determined that it is a
nonconforming lot of record. The lot is nonconforming because it lacks 100% of road frontage.
This requirement is waived and a recorded easement providing ingress and egress access to the
property from a public road would be acceptable. Therefore, a single family dwelling and permitted
accessory structures may be constructed on this property subject to meeting all applicable RM-5
zoning and building code requirements.
Please note that when a building permit is applied for an Administrative Variance will be processed
and reviewed the County Attorney's Office for the easement due to lack of road frontage. There will
be a$50.00 fee for the Administrative Variance.
A septic tank permit is required when submitting an application for a building permit therefore it is
suggested that you contact the Health Department before making you final development plans. We
also suggest you contact the Department of Environmental Protection for wetlands in the area.
