(QuEST) visited the subject residence on November 24, 2010, to observe the truss configurations. The roof is a wood shake roof and the homeowner wants to switch to a tile roof. This report transmits the results of our observations and evaluation. FIELD OBSERVATION We understand that plans are to re -roof the sloped roof at the subject residence. However, we are informed that the property is valued under $300,000.00 and hence roof truss anchoring inspections are not needed. On November 24, 2010, our representative visited the site to observe the trusses in the sloped roof. The subject building had a hipped roof. An evaluation of the ability of these trusses to support the planned the roof loads is also required. When we arrived at the site, we accessed the attic through the scuttle hole in the garage ceiling to observe the trusses. The wood trusses were spaced at 24" o.c. and spanned approximately 29 feet in the garage area and 48'-6" in the main house. We did not observe any identification markings on the existing plywood sheathing. However we are informed that the existing sheathing is '/" thick. EVALUATION & RECOMMENDATIONS We evaluated the ability of these trusses to support the planned tile roof loads. Based on our evaluation, the trusses as they are configured will not be able to support the tile roof loads. However they can be modified to enhance their load carrying ability. In our professional opinion, we believe that the roof structure at this residence can support the proposed tile roof loading (Total Live Load 30 psf, Total Dead Load 25 psf, Duration Factor 1.33) provided the truss top chords are scabbed (full length) and braced as indicated in the attached sheets. Quest Engineering Services & Testing, Inc. Then install an overlay 5/8" thick plywood and secure it to the trusses in accordance with the Florida Building Code. String lining will be necessary to ensure that the fasteners are embedded properly into the truss top chords. However since most of the truss top chords are to be scabbed, in addition to extensive bracing, it may be prudent to remove existing sheathing, repair the trusses and then install a single layer of 5/8" plywood sheathing. All work should be done by licensed personnel in accordance with the Florida Building Code (FBC), pursuant to all OSHA safety guidelines. LIMITATIONS OF STUDY The engineer warrants that the findings, recommendations, specifications, or professional opinions contained herein have been promulgated based on cursory observations and the information provided to us. This report addresses only the readily observable roof truss configuration and has been prepared in accordance with generally accepted professional engineering practice. Our scope did not include evaluation of truss anchoring, wall framing, foundations or other structural elements of this residence. Install roof truss bracing/anchoring. where required in accordance with the FBC. If any unusual conditions are discovered during roof installation, the engineer should be notified immediately for appropriate recommendations. No other warranties are implied or expressed. .•. (QuEST) visited the subject residence on November 24, 2010, to observe the truss configurations and the roof to wall connections. In addition, the roof was a wood shake roof and the homeowner wanted to switch to a tile roof. This report transmits the results of our observations and evaluation. FIELD OBSERVATIONS We understand that plans are to re -roof the sloped tile roof at the subject residence. However, since the property is valued in excess of $300,000.00, the Building Department requires verification of the roof truss to wall connections. On November 24, 2010, our representative visited the site to observe the truss to wall connections in the sloped roof of the subject residence. The subject building had a hipped roof. Further we also needed to evaluate the ability of these trusses to support the planned tile roof loads. When we arrived at the site, we accessed the attic through the scuttle hole in the garage ceiling to observe the trusses. The wood trusses were spaced at 24" o.c. and spanned approximately 29 feet in the garage area and 48'-6" in the main house. While the main house trusses were found to have been anchored with hurricane straps embedded in the concrete tie beam, some of the trusses in the garage were missing straps. Even where the straps were present, we observed that the straps were observed to have been secured to the trusses with only two nails per strap. We did not observe any identification markings on the existing plywood sheathing and hence their thickness could not be confirmed. EVALUATION & RECOMMENDATIONS Based on our field observations, the truss anchoring is not adequate. Where missing, truss straps need to be installed. These new straps should be secured to the tie beam with for 0 %" tapcons (min. 1-Y2" embedment). Install additional fasteners so that each strap is anchored to the wood truss with at least 4 fasteners. Quest Engineering Services & Testing, Inc. Based on our evaluation, the trusses as they are configured will not be able to do so. However they can be modified to enhance their load carrying ability. In our professional opinion, we believe that the roof structure at this residence can support the proposed tile roof loading (Total Live Load 30 psf, Total Dead Load 25 psf, Duration Factor 1.33) provided the trusses are braced as indicated in the attached sheets. Prior to proceeding with roof installation, ensure that the plywood sheathing is 5/8" thick. Then install an overlay 5/8" thick plywood and secure it to the trusses in accordance with the Florida Building Code. String lining will be necessary to ensure that the fasteners are embedded properly into the truss top chords.
