About our HVAC System Cleaning:
Stanley Steemer is an active member of NADCA. The National Air Duct Cleaners Association is the only
organization that provides certification to HVAC cleaning contractors around the world. We follow their
policies, procedures and standards in all residential and commercial applications. NADCA.com is a great
resource if you or your customers want to research this industry. Stanley Steemer is also a licensed
mechanical contractor in the State of Florida (# CMC014066).
Scope of Work:
The work involved the removal and disposal of particulates from the HVAC supply and return systems. We
utilized appropriate agitation tools, compressed air, and negative pressure- all passing through a HEPA
filter. We mechanically cleaned all main trunk lines and branch duct runs. All lined duct work and flexible
duct was cleaned with compressed air, non -aggressive agitation devices along with contact vacuuming.
The cleaning also included the wiping down and cleaning of all registers and diffusers, as well as, HEPA
vacuuming ceiling tiles adjacent to diffusers, but none were present.
Our HVAC System Cleaning Equipment:
We utilized the Nikro SL4000 Dual Blower Air Duct Cleaning Systems. You can find these at Nikro.com
and search by "SL4000" if you would like to see their specifications. This collection unit meets and
exceeds NADCA cleaning standards.

When you submit your building permit application fob a new single-family residence or duplex, you should use the

INTRODUCTION
It was reported on April 9, 2008 by Arif Shakoor, MD, that abnormal blackening of the
electrical wiring, air conditioning coils, and plumbing components appeared to be
related to the drywall, which was reportedly imported from China. The Shakoor
residence was located at 7960 Saddlebrook Drive in St. Port Lucie, Florida. The
concern was that the Chinese drywall had emitted sulfide gases, which caused the
damage.
Rimkus Consulting Group was retained to investigate the cause and origin of the
reported air conditioning problems.
On July 13, 2009, Ben J. Teague, P.E. performed a walk-through inspection of the
residence and collected two wipe samples of surface deposits on the copper tubes of
the evaporator in the air handling units (AHU) and one bulk sample of drywall from the
downstairs interior stairwell. Mr. Teague additionally photographed the residence. The
collected copper wipe samples were submitted to an independent laboratory accredited
by the American Industrial Hygiene Association's Laboratory Accreditation Program
(EMSL Analytical, Inc., in Westmont, New Jersey) and the bulk sample was submitted
to Dixie Services, Inc. in Houston, Texas, for identification and quantification of
possible contaminants. Messrs. Teague and Bridge evaluated the laboratory results
received from EMSL and Dixie Services.
Mr. Michael B. Stevens, Esq. of Derrevere, Hawkens & Black sent two bulk drywall
samples on August 25, 2009 to the Ft. Lauderdale Rimkus office for additional
laboratory testing. Laboratory results were reported from Dixie Services, Inc. on
September 3, 2009.
This report was prepared for the exclusive use of The Law Firm of Derrevere &

t CONCLUSIONS
1. A portion of the gypsum drywall used to construct some of the interior of the
residence was from China.
2. The outdoor air and building moisture sources were identified as possible sources
of gases causing the sulfur -like odor in the home.
a. There was no evidence of any indoor combustion such as stove flames nor a
report of a surrounding fire event in the neighborhood.
b. There was no evidence of significant building moisture sources such as
plumbing or roof leaks;- however, the shallow groundwater used to water the
lawn had a very strong sulfur smell.
3. The sulfur -like odor in the residence appeared to be off -gassing of sulfurous gases
from the drywall. Sulfur -contaminated gases from well water from the shallow
groundwater well located outside of the house did not enter the home.
4. The blackened household copper and silver -based items, as well as copper
evaporator coils in the AHUs, appeared to be caused by reaction with sulfurous
gases in the residence.

Description
The residence was a two-story, single-family residence (Photograph 1). The exterior
walls consisted of concrete masonry units finished on the outside with painted
cementitious stucco. The interior walls were wood -framed and overlain with gypsum
drywall. The floors of the residence were concrete slab -on -grade overlain with ceramic
tile, hardwoods, or carpet. The roof was of wood -framed construction overlain with .
concrete tiles. The front elevation of the residence was assumed to face east.
According to St. Lucie County Appraiser records, the residence was constructed circa
2006.
Interview
On July 13, 2009, Dr. Shakoor was interviewed for the purpose of gathering relevant
information about the damage. According to Dr. Shakoor:
• Dr. Shakoor advised us that one of the managing doctors in his office was on
retainer for the Chinese drywall firm "KNAUF"

o He was not aware of any fire events in the neighborhood, or in any nearby
residence.
• The air conditioning evaporator coils were black and he reported that the
electrical wiring in the wall, although properly sized and installed in a well -
designed system, appeared to be darkening at an abnormal rate.
• There were other indicators of chemical reaction problems which included
tarnishing of copper and silver -based decorative objects.

• There was a shallow well from which he watered the lawn, which .contained
sulfur -contaminated water.
General Observations
During the course of our site investigation, the following was observed:
C The residence had a sulfur -like odor.
• The thermostat was set at 76 degrees Fahrenheit and the relative humidity
averaged 53 percent (%). The outside air temperature was 88 degrees
Fahrenheit and 66% relative humidity (Photograph 2).
• The air conditioning systems were direct expansion R22 refrigerant, split system
with a condenser located on the outside of the residence and the AHUs were
located on both floors of the residence.
• The AHUs were sized to accommodate the residence. There was no
condensate dripping beneath the AHUs. Removal of the cover to the evaporator
coils from the AHUs indicated that the coils were covered with darkened
material. The other copper piping inside the AHUs was abnormally dark for
being in service for only two years (Photographs 3 through 5). A wipe sample
0
was collected from the air conditioner evaporator coils on each floor.
• A further check for moisture stains around the residence indicated that there
were no other moisture sources. At the time of this inspection, there were no
observed leaks in the laundry room and dishwasher. There was no leaking
faucet. The toilets appeared to flush properly.
• Non -insulated copper wire was found to be black -colored when an,outlet on the
first floor and the electrical switch in the garage were exposed by removing the
cover plates (Photographs 6 and 7).

• The unpainted side of the attic�drywall was exposed. We found stenciling on the
unpainted side of the ceiling drywall which was not legible and we could not
determine the manufacturer (Photographs 8 and 9).
• Drywall found on the interior wail cavity of the downstairs interior stairwell was
exposed to find stenciling on the piece which read: 100% recycled paper and
sag resistant (Photograph 10).
• The copper pipes to the water heater were darkened (Photograph 11).
0 The two well pumps were located on the west side of the garage. Investigation
of the water from both the deep well potable water for interior use and the
shallow well for landscaping use confirmed that the shallow well had a very
strong sulfur smell, but the water for the residence did not (Photograph 12).
Laboratory Results
An analysis of Material/Sulfur-based Compounds was performed by EMSL Laboratory.
The elemental analysis by Energy Dispersive X-ray (EDX) indicated the presence of
copper and sulfur as major components of sample X-1-S. EMSL concluded that the
material in the sample was found to contain copper -based particles, most likely as
copper sulfide and possibly, copper oxides. Results of the analysis are presented in
Table A.

Sample B-1-S, collected by Rimkus, was sent for analysis for Sulfide gases using an

environmental chamber at the Dixie Services laboratory. Samples B-2-S and B-3-S
collected by Mr. Michael B. Stevens were sent to Rimkus for the same testing at Dixie
Services, Inc. Reportedly, these samples were collected from the Shakoor residence.
The results of the analysis are presented in Table A.

*A reference sample of painted drywall, obtained from +20 year on -site structure, was
also tested.
Based on the gas chromatograph (GC) method (P480), carbon disulfide and carbonyl
sulfide were not detected .for the suspect drywall or for a negative control of U.S. made
drywall supplied by the laboratory. The method detected 640 ppb of hydrogen sulfide
for Sample B-2-S. Based on the water hydration method, and the Jerome detector
(P483) the laboratory off -gassing of hydrogen sulfide was 0.001 ppm (equal to 1 ppb)
for Sample B-1-S; 2.7 ppm (equal to2700ppb) for Sample B-2-S; and 0.008 ppm (equal
to 8 ppb) for Sample B-3-S. The US made sample had no detectable hydrogen sulfide
detected by the Jerome meter.

After water hydration, the .Shakoor samples, as well as the positive control of exemplar
Chinese drywall, had no strong sulfur odor according to the laboratory. The negative
control samples did not present an identifiable odor.
Analysis
Based on the observations collected at the residence, the interview with Dr. Shakoor,
and the laboratory results, it is concluded that abnormal characteristics of the metals
exist in the coils of the AHUs and the electricity distribution system in the residence.
Based on our evidence, it appears that the source for chemical elements to participate
in such reaction is in the gypsum drywall used to construct a portion- of the interior of
the residence. Some of the gypsum drywall was reportedly imported from China. The
ceiling drywall had an unknown manufacturer's stenciling. The drywall used to clad
some of the interior walls was labeled as sag resistant. Sag resistant gypsum board is
a US patented product, number 3853689, and generally it is manufactured in the USA.
The outdoor air and building moisture sources were noted as possible sources of gases
causing the sulfur -like odor in the home. High sulfur shallow well water of the
residence was found, but there was no evidence of sulfur gases from this water
entering the home. There was no evidence of any indoor combustion process such as
stove flames, or homeowner's report of any surrounding fire event in the neighborhood.

Visual inspection of the water points of use indicated no evidence of leaks, or any
significant building moisture sources such as plumbing or roof leaks intruding into the
house. The tap water in .the home did not emit sulfur -like odors,. only the 'exterior
shallow well water used for landscaping.
The reported sulfur -like odor in the residence appeared to be off -gassing of sulfurous
gases from Chinese drywall.
The darkening of the copper evaporator coils in the AHUs was caused by reaction with
these sulfurous gases from the Chinese drywall.

BASIS OF REPORT
1. An on -site inspection of the Shakoor residence was performed by Ben J. Teague,
P.E. on July 13, 2009.
2. Ben J. Teague, P.E., interviewed Dr. Shakoor, the owner.
3. Ben J. Teague, P.E., collected a sample from the copper evaporator coils in the
AHU and a bulk sample of gypsum board in the downstairs stairwell of the
residence.
4. Mr. Michael B. Stevens, Esq. of Derrevere, Hawkens & Black sent two bulk drywall
samples to the Rimkus office for additional laboratoryt testing on August 25, 2009.
Laboratory results were reported from Dixie Services, Inc. on 26 August 2009.
