· Additional features desired would be a wet bar, a food service area, storage
incorporated into the bar, and approximately 20ft. in length.
5. What is your "use" preference?
· Team 1 - Desired use is educational, entertainment, cultural, community functions and
a yacht club.
· Team 2 - Desired use is educational, entertainment, cultural, and social yacht club
events.
· Team 3 - Desired use is educational, entertainment, cultural, and social events.
· Team 4 - Desired use is educational, entertainment, cultural, and social and
community functions.
· Team 5 - See question #1.

6. Are all spaces indoor or a combination of indoor and outdoor preferred?
· A combination of indoor, screened outdoor areas (for smokers), and total outdoor
were suggested.
7. Would the building have the capability for simultaneous functions?
· The building should be capable of having 2-3 small group functions occurring at the
same time.
8. Is a secured private room necessary?
· A records office is desired.
· Lockers for securing valuables.
· Team 5 had no conclusion.
· Yes, but no manager office.
· Table/chair/carts storage closet.

9. Is a manager's office required?
· See question #8.
· An office would be required if there was a manager.
· No manager is necessary but an office area would be nice.

· 83% of the respondents indicated that a lobby was not necessary, however a
marquee/info area is desired.
· One Team requested a lobby, which represents only a 17% response for this feature.

11. Is a bride's room or a room for a wedding party needed?

· A smaller room (1 Ox1 0) could be shared, perhaps the office.

12. Is a full commercial or a warming kitchen required?
· 4 Teams would like a warming kitchen.
· 1 Team wanted a commercial kitchen with full exhaust hood.
· 1 Team was split with 80% wanting a warming kitchen and 20% wanting a commercial
kitchen.

· The majority of attendees would like a cordless PIA system, video presentation/TV,
and music.

· The general response was sit down seating to accommodate 150-200 people, with
majority leaning towards 200.
· 15 sq. ft./person dining and 7.5 sq. ft. per person at the bar is required by life safety
codes.
15. Is a raised, fixed or portable platform required?
· A raised portable platform is desired.

16. Is a dance floor needed?
· A wood dance floor is desired by 99% of the attendees.

17. Acoustical qualities:
· It was determined that the Architect should decide the acoustical qualities.
18. Level of interior finishes:
· Team 1 - No carpet, acoustical walls and ceilings, 10-ft. ceilings.
· Team 2 - Carpeted dining area, ceramic tile in kitchen, painted walls, nautical, 10-ft.
ceilings, integral lighting.
· Team 3 - As needed, 10-ft. or higher ceilings.
· Team 4 - Washable walls, S.AT. ceilings.
· Team 5 - Wood dance area, 12-ft. ceilings, fans and lighting.
· Team 6 - Wood, tile, vinyl, drywall, 10-12-15 ft. high S.AT. ceilings.
19. Building site, orientation & views:
· 90% in attendance agreed the building could be sited in another location rather than
back in the same location. Better views are available at water's edge.
· (3) 12x12 and (1) 16x24 pavilions are proposed along the east property line.
· Sliding glass doors are desired along the water.
· The park is open 24-hours; provide security system.

Meeting to Review 2 site and community center schemes
Meeting location: 6 p.m. Oxbow Center
Ft. Pierce, Florida
Paul Dritenbas passed out compiled comments from May 15th meeting.
Paul Dritenbas presented the site plans.
· The presentation is schematic design. Bubble diagrams to show site placement and
building organization.
· Parking provided for new docks, boaters and Community Center.
· Building located on the middle east boundary to capture breeze, view, to isolate sound
from homeowners and to separate functions on the site.
· Sewer is available. Grinder lift station could be built at prima vista and travel east to
gravity sewer on Naranja or to a force main on Caprona. The city indicated that
connecting to the gravity sewer, upgrading the existing manhole would be less
expensive than going to the force main.
Wendy Austin presented a two-story plan. See attached Scheme 2.
Paul Dritenbas presented a one-story plan. See attached Scheme 1.
Public comment on site and floor plan diagrams presented.
1 Public Bus stop.
2 Sidewalk from Prima Vista to all onsite activities.
3 Parking parallel to Prima Vista for fishing on the west bank and to help with event
parking. Gravel or grass could be used in lieu of asphalt.
.:. EDB to verify road and parking setbacks on Prima Vista.
4 Eliminate the parking and curve drive by the playground to allow for field activities.
Questions:
Q: The community center bathrooms to be open to the public.
A: P. Dritenbas (PD) indicated the county would make that determination.
The restroom just constructed is for public use.
Q: Will a Family Restroom be provided?
A: PD A family restroom is not required by code and is not common for
St. Lucie County

this type of facility. A unisex toilet room per FBC 403.7 must be provided. The
schemes shown indicate general location of restrooms.
The content of the rooms has not been delineated yet.
Q: Will the centers use as a Hurricane shelter or refuge.
A: No, the building will be designed to meet Florida building code wind load requirements for
140 mph. Sustained winds and lies within the High Velocity Hurricane zone.
Q: Is a permanent work out room provided.
A: Workout equipment could be stored and used in one of the meeting rooms.
Q. Building scheme finished floor height.
A. Paul Dritenbas drive aisle would slope up approximately 3' the entry would be 4' above
the drive aisle. The perimeter decks could cantilever without columns to the extent
the budget would allow.
Q: Is a generator or space for a generator provided.
A: No. An outlet for a small generator to run the lift station could be provided at the request
of SLC.
Scheme 2 comments:
A. Use a dumb waiter to transfer food to second floor and use only a first floor
kitchen.
Scheme 1 comments:
A. Relocate mechanical space to increase kitchen access to all meeting rooms.
B. Reduce the size of the kitchen. (Warming kitchen only.)
C. Relocate the bar to allow total use of the third meeting room.
