disapproval, on any applications within their area of responsibility.

Review for approval the minutes from the June 20, 2073 regular
meeting.
III. PUBLIC HEARINGS
A. All Florida Truck Sales: CU-620134629
Purpose: Petition of All Florida Truck Sales, Inc. for a Conditional
Use Permit to allow for auto body repair services on the property
located at 5390 South US Highway No. 1 in the CG (Commercial
General) Zoning District. Staff comment and presentation by
Jeffery Johnson, Senior Planner.

Action Recommended: Forward recommendation of approval to
the Board of County Commissioners.
B. Sign With Me Christian Academy: CU-520134626
Purpose: Petition of Sign With Me Christian Academy for a
Conditional Use Permit to allow for a private elementary school
(grades K-5) and pre-school education programs on the property
located at 3040 West Midway Road in the 1 (Institutional) Zoning
District. Staff comment and presentation by Jeffery Johnson,
Senior Planner.

C. ERD Shoreline Protection LDC Text Amendment
Purpose: Amending Sections 2.00.00, 6.02.02 and 10.01.30 of the
Land Development Code (Shoreline Protection). Staff comment
and presentation by Jennifer Evans, Senior Environmental
Resources Planner.
Exhibit 3: Memorandum & Draft Ordinance 13-XXX
Action Recommended: Forward recommendation of approval to
the Board of County Commissioners.
D. Ft. Pierce Rezone: RZ -820124541
Purpose: County-initiated rezoning for four privately owned
contiguous parcels totaling 27 acres from the AR-1 (Agricultural,
Residential - 1 du/acre) to IH (Industrial Heavy) zoning district
consistent with the Future Land Use Designation of Industrial
(IND) and the intentions of the 2004 Board of County
Commissioners. Staff comment and presentation by Britton
Wilson, Senior Planner.

E. Continuation of Impact Fee Ordinance Nos. 13-023 thru 13-029
Purpose: Continuation of public hearing for proposed Impact Fee
Ordinance Nos. 13-023, 13-024, 13-025, 13-026, 13-027, 13-028,
13-029 to the August 15, 2013 PS~Z meeting, at 6:00 p.m. or soon
thereafter as may be heard. Staff comments by Heather Young,
Assistant County Attorney.

Action Recommended: Continue items to the August 15, 2013
P&Z meeting, to be heard at 6:00 p.m. or soon thereafter.

V. ADJOURN
NOTICE: All proceedings before the Planning and Zoning
Commission /Local Planning Agency of St. Lucie County, Florida,
are electronically recorded. If a person decides to appeal any
recommendation made by the Planning and Zoning Commission /
Local Planning Agency with respect to any matter considered at
such meeting or hearing, he will need a record of the proceedings.
For such purpose, he or she may need to ensure that a verbatim
record of the proceedings is made, by hiring their own court reporter
at their own expense, to create a record that includes the testimony
and evidence upon which the appeal is based. Upon the request of
any party to the proceedings, individuals testifying during a hearing
will be sworn in. Any party to the proceeding will be granted an
opportunity to cross-examine any individual testifying during a
hearing upon request. Anyone with a disability requiring

SUBJECT: Ordinances Nos. 13-023, 13-024, 13-025, 13-026, 13-027, 13-028, and 13-
029 -Amendments to County Impact Fee Ordinances
BACKGROUND:
During the meeting on June 20, 2013, the Local Planning Agency/Planning and Zoning
Commission voted to continue the public hearings on proposed Ordinances Nos. 13-023, 13-024,
13-025, 13-026, 13-027, 13-028, and 13-029 which would amend the County's impact fee
ordinances to the meeting of July 18, 2013. In order to insure that the Count~/s impact fee
consultant as well as the Finance Director and the Management and Budget Director may attend
to address the Commission's questions, staff is recommendingthatthe public hearings be further
continued to the meeting of August 15, 2013.
RECOMMENDATION/CONCLUSION
Staff recommends that the Local Planning Agency/Planning and Zoning Commission
continue the public hearings on proposed Ordinances Nos. 13-023, 13-024, 13-025, 13-026, 13-
027, 13-028, and 13-029 to August 15, 2013, at 6:00 p.m. or as soon thereafter as may be heard.
