BOARD OF _- : , PLANNING & DEVELOPMENT COUNTY © SERVICES DEPARTMENT COMMISSIONERS o o Building & Code Regulation April 6 2016 To: Chief Derek Fox, St. Lucie County Fire Department Re: Congregate living facility located at 2913 Sherwood Lane The home located at 2913 Sherwood Lane will not require fire sprinklers in accordance with the 2014 Florida Building Code. The 2014 Florida Building Code Section 310.5 allows congregate living facilities to be considered an R-3 dwelling unit. R-3 dwelling units in Florida are not required to have fire sprinklers unless it is a "care" facility. This letter does exempt this property from any other codes regulated by others that may require the structure to have fire sprinklers. If the structure is ever used for a care facility or a facility that provides supervision for its residents then the structure may be required to undergo a change of occupancy type. This change would require fire sprinklers to be installed. The windows can remain as the building code does not allow me to make the occupant alter the structure even if the occupant installs new windows. There is a declaratory statement on this issued by the Florida Building commission. If there is ever a level three renovation done to the property then the window openings will have to be up incompliance with the code at that time. See attached zoning compliance.
