The lot is nonconforming because it does not have frontage on a county dedicated road. This requirement is waived and a single family dwelling may be constructed on the property subject to providing a recorded easement for access to the property and meeting all other applicable zoning and building code requirements. An administrative variance will be processed when a permit is applied for, at which time the county attorney's office will review the easement document. There will be a $50.00 fee for the variance and it will take a few days additional time for processing the permit. If you have any questions with regard to the above please feel free to call me.
