Upon receipt of a recorded warranty deed reflecting final division of the property we will provide final approval letter and development permits may be issued. Please be aware that Section 11.03.04 of the St. Lucie County Land Development Code provides that no further division of an approved lot split is permitted unless a final record plat is prepared and approved in accordance with the code. Keys, Trustee. We are unable to approve the lot split because this 2.06 acre parcel was part of an 8.62 acre tract of land of which 6.56 acres was split off and sold on October 14, 1994 without receiving a lot split approval from this department. The proposed division of the remaining 2.06 acre tract would result in three parcels being created from the original 8.62 acres. Any division of three or more parcels requires a plat, which is processed in the Planning Division of the Community Development Department.
