This status would allow the property to be developed utilizing a recorded easement because it does not have any road frontage. The property is ZOned AR-1 which requires '30 feet of road frontage to obtain a ~bUilding permit. It has been determined that the referenced property is not a nonconforming lot.of-record. On July t, 1984 it was~under Same ownerShip as adjoining parcel ID# 3403-502-0224-000/3 that has 40 feet of' frontage on Country Gardens Lane.
