Gentlemen:
We have completed the requested research fOr Tracts 223, 2.24, 225,
240 and 241 loc.ated in Section 6, Township 34S, Range 40E, further
identified i
~n your correspondence by property tax ID numbers.
The hiStory of how and when theSe parcels were acquired by the
current owners Frank V. Malfa and Darla M. Levy, has.resulted in
the following
determination regarding their buildabillty. ~
combined would be one building lot and
because as road frontage, a recorded easement would not
be required. ~-1 zoningrequirements are applicable for permitted
uses, Setback requirements, etc, copy enclosed. ~
·ract. ~22~ has been determined a nonconforming lot of record and
with a recorded easement to provide access to the property., it can
be developed in accordance with the AR-1 ~zoning requirements as
enclosed. ~
Tract 240, and Tr~act.;24L~ combined has been determined one
nonconforming lot of record. Building permits may be issued on the
pr°pertysubj~ect to-receiPt.of a recorded easement Providing access
t-o the property from the .closest public road.
~All of the tracts could be combined and developed as one parcel
subject t.o any easement restrictions of record and compliance with
AR-1 zoning requirements.
ConstruCtion on nonconforming lots of record requiring an easement
are reviewed by the County Attorney,s Office as an Administrative
