VIRTA At your request we have researched the property described by the referenced Tax ID number, owned by William and Clara Freyman. The property is zoned AR-1 (agricultural, residential, l-alu/ac) and the attached chart high/ights minimum requirements for obtaining a building permit. One of these requirements is that. a minimum of 30 feet of the land must front on a county dedicated road. This parcel does not have any road frontage and in order to qualify for a 100% variance from this requirement the lot must meet the requirements of a nonconforming lot of record. A nonconforming lot of record is a parcel of land for which the legal description has not changed since July 1, 1984, the implementation date of the current comprehensive zoning ordinance, if it does not meet one or more of the highlighted requirements. It also could not have been owned with any contiguous parcels and subsequently sold. We have determined t. hat this lot does qualify as a nonconforming lot of record, and a 100% variance may be applied for. This is called an Administrative Variance for which there is no charge and is applied for at the same time a building permit application is submitted for a single family residence. It would be necessary 'to include a deeded easement to 'the property from a public road and would require some additional processing time. Change of ownership would not affect this status, providing the legal description remains the same. Please advise if I may furnish you with any other information.
