The above parcels are nonconforming because they do not meet the required road frontage of 60 CHRIS DZADOVSKY ft. Frontage is defined in the St. Lucie County Land Development Code (LDC) as "the length of DISTRICT 1 a lot that fronts on a public street or that fronts on a private street having been constructed in conformance with the St. Lucie County Standard Specifications for Public Works Construction." In order for a parcel to be considered a nonconforming lot of record and thereby qualify for a SEAN MITCHELL waiver of these requirements, it must exist in separate ownership and not be contiguous to other DISTRICT 2 lots in the same ownership as of July 1, 1984 pursuant to Section 10.00.04, Land Development Code (LDC). Accordingly, these parcels maybe developed as individual lots because they were under separate ownership, Gladys M. Jacobsen and Barbara M.
