Prior to development on the subject property, this property and the following parcels will be subject to a Minor Site Plan approval and recording of a plat. The original tract of land that included the subject 20 acres also include the following parcels: Parcel ID# 2228-121-0001-000/5 20 acres ParcellD# 2228-121-0002-000/2 20 acres ParcellD# 2228-121-0003-000/9 11.83 acres and ParcellD# 2228-111-0004-000/5 5.55 acres The following Land Development Codes sections provide a summary of applicable codes which would allow development of the subject property. Section 11.02.02 — Division of land of more than 2 parcels therefore a Minor Site Plan is required. Section 11.03.00 — 2 of the parcels are less than 20 acres therefore platting is required. Section 11.03.02 — Plats and plans shall comply with applicable provisions of the Land Development Code and Code and Compiled Laws. 11.02.02. - Designation of Minor Site Plan, Major Site Plan, or Planned Development Site Plan. A. Generally. For purposes of these review procedures, all site plans shall be designated as either a Minor Site Plan, a Major Site Plan, or a Planned Development Site Plan according to the criteria below. B. Minor Site Plan. A proposed development shall be designated as a Minor Site Plan if it is: Any division of land into less than ten (10) parcels but more than two (2) parcels in accordance with the provisions of Section 11.03.00. 11.03.00. - PROCEDURE FOR PLATTING Attached is the letter we discussed.
