A RESOLUTION APPROVING THE DEFINITION OF A CLASS A MOBILE HOME
AS A SINGLE-FAMILY DETACHED DWELLING UNIT
IN ST. LUCIE COUNTY, FLORIDA
WHEREAS, the Board of County Commissioners of St. Lucie
County, Florida, has made the following determinations:
1. Sharman Carter-Mack presented a petition to define a
mobile home as a single-family detached dwelling unit in an AG-1
(Agricultural - 1 du/ac) zoning district.
2. On September 8, 1992, this Board held a public hearing on
the petition, after publishing a notice of such hearing in the Port
St. Lucie News on August 19, 1992, and notifying by mail all owners
of property within 500 feet of the subject property.
3. The Board has determined that the Class A mobile home has
satisfied the Standards of Review set forth in Section 11.05.02.D
of the St. Lucie County Land Development Code.
4. On September 8, 1992, the Community Development
Administrator issued a Certificate of Capacity Exemption for this
property, a copy of which is attached to this resolution.
NOW, THEREFORE, BE IT RESOLVED by the Board of County
Commissioners of St. Lucie County, Florida:
A. The request of Sharman Carter-Mack to define a Class A
mobile home as a detached single-family dwelling unit on the
following described property is hereby approved:

COMMENTS
The petitioner is requesting authorization to install a mobile home meeting the definition
of a Class A Mobile Home as set forth in Section 11.05.02, St. Lucie County l_and
Development Code. The applicant is proposing to replace an existing mobile home on the
property with a new unit subject to this approval and approval of a mobile home tie-down
permit. The existing mobile home was originally placed on the property as a permitted use
under the regulations in existence at that time.
The subject property is zoned AG-1 (Agricultural - 1 du/ac), and is surrounded by single-
family homes and vacant land. Although this zoning designation requires a minimum of 1
acre for development, the subject parcel-meets the definition of a nonconforming lot of
record, and is therefore buildable. Other lots in this neighborhood are likewise
nonconforming lots of record and are of a sim~qar size and dimension.
County staff has reviewed this petition and has determined that the proposed unit meets
the standards established in the Land Development Code for defining a Class A Mobile
Home as a single-family dwelling. Staff recommends that you grant approval to Draft
Resolution 92-190. If you have any questions on this matter, please contact this office.

To Whom It May Concern:
I am petitioning the County Commission to replace an old
trailer with a new mobile home located at 285 Berger Road, Ft.
Pierce, Florida. The lot is 100 x 125.
The old trailer belongs to my aunts and is over 23 years
old. It is not in the best of shape and has only one bedroom.
My husband and I have been living in this trailer now for about a
year and a half with our seven month old son. We can afford to
buy a new trailer within our cost of living range but cannot
afford to move and make house payments or rent payments in the
$500.00 or $600.00 range.
I am enclosing some pictures that I have taken of what the
new mobile home will look like, but this is not the actual
trailer that will be placed on the lot. We are awaiting approval
from you before we order the new trailer and place it on the lot.
Also enclosed are the floor plans for the new mobile home, which
is HUD approved and will have a seal saying so.
I would greatly appreciate your consideration in this
matter. If you have any questions or need further information,

I am petitioning the County Commission to replace an old
trailer with a new mobile home located at 285 Berger Road, Ft.
Pierce, Florida. The lot is 100 x 125.
The old trailer belongs to my aunts and is over 23 years
old. It is not in the best of shape and has only one bedroom.
My husband and I have been living in this trailer now for about a
year and a half with our seven month old son. We can afford to
buy a new trailer within our cost of living range but cannot
afford to move and make house payments or rent payments in the
8500.00 or S600.00 range.
I am enclosing some pictures that I have taken of what the
new mobile home will look like, but this is not the actual
trailer that will be placed on the lot. We are awaiting approval
from you before we order the new trailer and place it on the lot.
Also enclosed are the floor plans for the new mobile home, which
is HUD approved and will have a seal saying so.
I would greatly appreciate your consideration in this

before this petition can be approved, should it be determined that
insufficient services exist, no Final Development order will be issued
until the cited deficiencies are corrected. For additional information
