ZONING - PUBLIC HEARING - REZONING
Proof of Publication presented fOr petition of Regina K. Bishop, by
Elmer Cox, for a change in zoning from A-1 (agriculture) to B-2 (limited
business) for property located adjacent to East R/W of 1-95 and N Ch- Orange~
Ave. -
The Planning & Zoning Commission approved the petition.
Mr. Cox was present and explained Mrs. Bishop lived in the middle of a
30 acre citrus grove but when 1-95 came along one arm of the cloverleaf di-
sected her home so she had it moved but she is left with an odd shaped piece.
There are plans for a 60 room motel, restaurant and a 30 unit office building
as well as a convenience store with gas pumps and perhaps two other stores.
A waste water treatment plant and water plant would be provided. L~mont Road
will not be disturbed and access will be by putting a culvert at the canal on
a 60' R/W at the SE corner of the project.
Moved by Com. McCain to approve the petition by Resolution No. 81- 51
was seconded by Com. Green, and upon roll call, unanimously carried.

PUBLIC HEARING
Petition of Regina K. Bishop, by Agent Elmer Cox, for a change
in zoning classification from A-1 (agricultural) to B-2 (limited
business) for property located adjacent to the east right-of-way of
I-gS and north of Orange Avenue.
Mr. Elmer Cox represented Mrs. Bishop, his sister-in-law.
He stated she owned '1B.24 acres that was part of a 30 acre citrus
grove that had been in the way of 1-95 interchange. He showed
a site plan and stated that B-2 would be the most reasonable
zoning for the property. The plans call for a 60 room motel and
restaurant and 30 unit office building as well as a convenience
store with gas pumps and two other stores. A waste water treatment
plant and water storage plant would be provided as needed. The
13.24 acres are landlocked and Lamont Road would not be distrubed
in any way. By putting a culvert at the canal, access could be
gained to the property.
Mr. Scott made a motion to approve the petition and it
was seconded by Mr. Tiernan. The vote was as follows: Ayes:
Scitumro, Scott and Tiernan; Nayes: Davis and Moore. The
motion'passed.

the proposed rezoning.

residential, limited office,
hospitality ccrmnercial, and limited
general ccrm~rcial.
The proposed rezoning encompasses slightly_more than 13 acres.
The only access to the prcposed rezoning is viaLamontRoad. The
proposed rezoning is separated frcm Lamont Road by a 64' wide
North St. Lucie River Water Management District Canal. Lamont
Road has only a 30' right-of-way. Consequently, it would not be
possible to provide paved access (to county standards) to the
property on the existing substandard right-of-way.
