~~ Pet±tion of M. Bialeck, et al, by G. D. Alexander, Agent, for
a change in zoning classification from R-4E (motel, hotel and multiple
dwellings) to M-1 (light industry) for the following described
· p rope r.ty:
All of Lot-44 & all %hat part of .43 lying west of US
highway, HILLSIDE S/D, as per Plat thereof on file in-Plat
Book 7, Page-43, Publ~ic Records of St. Lucie County, Florida,
AND parcel "~.", a tTact of 'land on the-west.side of' US #'1
Right of Way as described in Deed Book-128, Page 209, Public
Records of St.' Lucie County,.-Florida . (Located On..North
$1, just north of Taylor Creek)
The Planning & Zoning Commission held a public hearing 3/27/75.
Mr. G. D. Alexander stated he represented Mr. Bialeck and his
family. He stated the propeDty sought to be rezoned has been put
in an odd situation by the taking of the right-of-way for US Highway
#1 when it was widened. The petitioners have about 181' at the north that
is not usea-ble. The property lays about 8 to 12 feet below the crown of
U.S. #1, so it is impossible to do anything so far as residential build-
ing is concerned. The zoning close by ms M-1.
Mr.'-~Gorham asked what could possibly be put on the property for
manufacturing? Mr. Alexander read from the Comprehensive Zoning Resolu-
tions what is allowed in M-I, and said they were thinking of warehouses,
which prompted a general discussion. Mr. Alexander stated he would
like to point out there is already M-1 zoning on two sides of the block,
the rest are sold old trailers and 5 or 6 small homes.
The Planning & Zoning Board then voted to recommend denial of
this petition to the Board of County Commissioners because it is not
consistent with future land use for the area.
Prior to this public hearing, notice of same was sent by first
class mail to adjacent property owners as listed on the attached sheet
below.
