WHEREAS, the St. Lucie County Planning and Zoning Commission
after holding a public hearing of which due notice was published at
least fifteen (15) days prior to said hearing and all property
owners within 300 feet were ~otified by mail of said hearing.~ has
recommended to the Board of County Commissioners of St. Luci~.~C~unty
that the hereinafter described request for a change in zoning
classification be GRANTED, and
WHEREAS, the Board of County Commissioners held a public hearing
on October 7, 1975, after'firSt publishing notice, of said hearing in

to B-4 (general business), for a portion of Lot 175, Maravilla Gardens, Unit 3

The Planning and Zoning Commission recommended approval because the

Land east of the 7th Street right of way
is cmnpletely vacant. Medium density
residential development exists and is
occurring west of 7th Street. Land adja-
cent to U. S. #1 is currently in highway
commercial uses..
FUTURE LAND USE:
Medium density residential, some highway
commercial adjacent to U. S. #1.
COMMENTS:
On July 25, 1974, the PLanning and Zoning Commission
denied a petition to rezone the proposed rezoning to
M-1. At the County Commis§ion hearing September 5,
1974, the petition was amended tO rezone to B-4 rather
than M-l, but leaving the west one hundred ten (t10)
feet of the property adjacent to 7th Street in-'R-4E to
serve as a buffer. On March 25, 1975, the petition,
as amended at the September 5, 1974 public hearing, was
denied by the County Commission. The proposed rezoning
is. consistent with future land use plans for the area.
The idea of leaving a residential buffer strip along
7th Street should~serve to protect existing residential
areas west of 7th Street from the proposed commercial
rezoning. Problems of inadequate traffic access to 7th
Street would be eliminated because access to the commer-
cial zoning wouldonly be from U. S. #1. In other words,
7th Street would remain in residential use on both the
east and west sides.

The Planning and Zoning Commission held a public hearing 8/28/75.
Mr. Fee stated Mr. Aurilio had been before the Planning & Zoning
Board on one other occasion, at which time he petitioned for re zoning
for this same property from R-4 to M-1 (industry), and included more
property than on this petition. The Planning $ Zoning Board recommended
denial of the petition to the Board of County Commissioners. The peti-
tion then went before the Board of County Commissioners without anyone
being present and it was denied. He stated the purpose of this petition
is to allow Mr. Aurilio to construct a warehouse complex with the only
access road from U.S. #1. There will be one warehouse with the road
going completely around it.
Mr. Gorham asked if this would be a mini-warehouse, to which Mr.
Aurilio stated it could be mini or converted otherwise. Mr. Fee stated
they are talking abou~ storage only. There will be very little traffic.
There will be a 300 ft. buffer which will remain R-4 and there will be
no ingress or egress from 7th Street.
Mr. Aurilio stated there would not be a lot of people or a lot of
traffic, just a lot o~ goods to be stored. The maximum storage space
will be 30,000 sq. ft., the building will be 80'x400'. There will be
no additional rezoning zn the future. We plan to landscape a strip on
the North andSouth sides of the property and the property on the East
and West will be left clear. The land is low and will need a lot of
fill, but we want to leave it as it is as much as possible.
Mr. Gary Steele stated he was speaking on behalf of his parents
who own duplexes on South 7th Street and himself. He stated he was
opposed to B-4 going into residential because of the various things Mr.
Aurilio could put in there once it is rezoned to B-4.
Mr. Aurilio stated he has his financing and is ready to start as
soon as he gets approval.
Mr. Fee presented two petitions signed by all the occupants, owners
or tenants living in close proximity stating they were in favor of the
rezoning with the exception of Gary Steele, his parents and Mr. Harris.
Gary Steele stated he had also gotten the same number of names signed
against the petition: so it means nothing.
Mr. Davis asked if they built duplexes on this R-4 land would they
have access to S. 7th~ Stv. and couldn't they go throughtto U.S. #17
Mr. Ament: County Coordinator stated the regulations state no residen-
tially zoned land shall be used as a driveway or other purpose into com-
mercially zoned land.

recommended denial of this petition. The petition then went before the Board ~
of County Commissioners without anyone being present and it was denied. He
then passed surveys to the Board members. He stated the purpose of this re-
