The request was postpcned so all property owners could be notified.
Proof of publication was presented for this new public hearing.
Mr. Aurilio was l~resent and stated he proposed to use the 100' of R-4
for duplexes and the ~.-4 for warehousing merchandise for the stores located
on U.S. ~1. There wo~Lld be no retail sales.
Mr. Gary Steele ,resented a petition signed by 7 property owners in the
area who objected to ~ezoning to B-4, not because of the warehousing planned
but because of the ot~er things which could go into B-4 ~hould the property

Petition of Samuel C. Aurilio, for a change in zoning classification
from R-4 (motel, hotel and multiple dwellings) and B-4 (general business)
to M-1 (industrial), for the following described property:
The South 200 feet of Lot 175, Maravilla Gardens Unit 3, Less the
East 500 feet and the r/w for South 7th Street, in Section 27,
Townshi~ 35 South, Range 40 East. (Located on South 7th St. across
from Francis Street)
Mr. Aurilio stated he wants to build warehouses, and according to
the right-of-way department they are going to widen the 60' right-of-way
and make a 100' road.
Mr. Gary Steele presented the Board with a petition signed by adja-
cent property owners mn the area who are opposed to the change in zoning.
He stated this area is basically multiple dwellings, and there are a lot
of children in the area. If the property is rezoned to light industry
it will create more traffic and a more dangerous area for the children.
It will also create more noise, and will tear up the streets which are
already in terrible condition. He stated he asked the tenants in these
buildings if they would stay if industry would move into the area and
they said they would not, and if these people move out, he said he could
not see where it wo~d benefit the owners. _7~f'~they cannot rent their
property it would decrease the value of it.
Mr. Rick Guhse said his company owns property about one half block
away from this property at Frances & Lennard and they have plans to put
a six unit apartment up, and he stated he didn't feel light industry was
conducive to the surrounding area. The property west of this property is
zoned residential, so zoning industrial does not seem to make good sense.
Mr. Aurilio stated he agreed with the property owners fully and he
realized there was considerable residential zoning. He stated he owns all
the property East of this and there would be a street and drainage-canal
between as a buffer. He stated he planned only to build warehouses and
the main traffic would go to U.S.#I. He stated he wanted to put rental
stores on U.S. #1, and have their warehouses behind the stores on 7th St.
Mr. Steele stated once he had it zoned M-1 he could do anything that
is allowed in the M-1 zoning even though now he says he is only going to
build warehouses.
The Planning $ Zoning Board then voted to ~deny this petition be-
cause the rezoning would be inconsistent with future zoning.
Prior to the public hearing, notice of same was sent by first class
mail to all adjacent property owners as listed on the attached sheet
below.
