RESOLUTION NO. 78-99
WHEREAS, the St. Lucie 'County Planning and Zoning Commission,
after holding a public hearing of which due'notice was published
at least fifteen (15) days prior to said hearing and all property
owners within 300 feet were notified by mail of said hearing,
has recommend~d~to the Board of County Commissioners of St. Lucie
County that the hereinafter described request for changes in zoning
classification be GRANTED, and
~HEREAS, the Board of County Commissioners held a public
hearing on October 3, 1978 after first publishing notice of said
hearing in the News Tribune on September 15, 1978
NOW, THEREFORE, BE IT RESOLVED by the Board of County Commis-
sioners of St. Lucie County, Florida, in meeting assembled this
3rd day of October, 1978 as follows:
I. That the zoning of the following described property in St.

The Planning & Zoning con-mission recommended approval.
Mrs. Jones who was present for the previous petition stated again that
She was surrounded by multiple dwelling classifications and wanted the proper
zoning for her property.
Moved by Com. Park to adopt Resolution No. 78-99 which grants this
petition as well as the two previous ones, was seconded by Com. McCain, and
upon roll call, unanimously carried.

COMMENTS:
Scattered low density residential, medium density
residential, interspersed with vacant lots.
Medium density residential.
This general area is one of transition from vacant and low
density residential uses to medium density residential uses.
As such, the zoning of the general area should be uniform
to permit medium density residential uses, i. e., R-4B or
R-4C. The proposed rezoning to R-4E permits high density
residential uses. High density residential development is
inconsistent with future land use plans for the area and,
practically speaking, it is virtually impossible to develop
at eighteen (18) dwelling units per acre unless a mid-rise
or high-rise building is constructed. Unfortunately, the
small size of the parcel precludes rezoning to anything but
that of adjoining land.

The proposed rezoning to R-4E permits high density residential uses.

uses plans for the area and, practically speaking, it is virtually

a mid-rise or high-rise building is constructed. In other words, the
rezoning proposal to R-4E should, for planning and practical reasons,
be amended to R-4C if this is legally possible.
