WHEREAS, the St. Lucie County Planning and Zoning Commission
after holding a public hearing of which due notice was published at
least fifteen (15) days~ prior to said hearing and all owners of
property within 300 feet were notified by mail of said hearing, has
recommended to the Board of County Commissioners of St. Lucie County
that the hereinafter described requests for changes in zoning classi-
fications be Granted, and
WHEREAS, the Board of County Commissioners held a public hearing
on April 7, 1981, after publishing a notice of said hearing in the
News Tribune on March 23, 1981.
NOW, THEREFORE, BE IT RESOLVED by the Board of County Commissioners
of St. Lucie County, Florida, in meeting assembled this 7th day of
April, 1981, as follows:

an error in the legal ad, new advertising had to take place.
The Planning & Zoning Commission recommended.approval of the petition.
Mr. Wacha was p~esent and stated there was a considerable mixture of
single family and multiple 'dwellings-at this location now-. A survey is being
made and a site plan will be presented. ~
Moved by Com. McCain to approve the petition by Resolution No. 80--
was seconded by Com. Green, and upon roll call, unan±mous-l~ carried.

approximately 27 acres and at a density of~D5~ts to tb~ acre could acc~,~odate 135 units.
He said there is reason~ ly' good access an= ~s consistent with the proposed future land use
in the area. Project does not go to the Savannas.
Cc~. Enns rem~,-bered a sand mine operatic~ on ab.utting property which is no longer
being mined and asked that it be checked out as to reclamation.
The Planning & Zonin9 Cc~mission r~ded approval of the petition.
Mr. Frank Benjamin, representing Lake Yanor Park, stated his concern ~out n-um~rous
people ccming into the ~f ..a. and requestS, that the developer put up an 8' high ch~n link
fend~on the south side ~ the propertywlth 3 sections of b~o.ed wire. He s~d their Pazk
had no vandalism andwanted to keep it thatw-ay. A~o theyw~ould prefer the developer to
stay back 6'-10' from the property line.
A lady in the group expressed concern about se~-er andwater, especially f0ou~ the
poss~ itity of effluent getting into .their lake.
Cc~. Enns explained that the Board cannot put conditions on rezoning but that'' the site
develo~uent plan will revi~ all those things.
Mr. Wacha stated that the site develoF~_nt plan '~ill address ~tself to the items
manti~ned.

PUBLIC HEARING
Petition of Thomas and Shirley Johnson, by Agent Frank Wacha,
Jr., for a change~T-K-koning classification-from B-3 (arterial business)
and A-1 (agricultural) to R-4A (multiple dwellings) located at
South Indian River Drive, abutting Martin County.
Mr. Wacha represented the petitioner . He stated there was
a mixture of houses there now from single family and some multiple
family. He stated there is 665 ft on Indian River Drive and a
total of 2,900 ft road frontage of which 661 ft is paved. He said
to the north and south of the property is mobile home parks which
has a high density. He said a survey was being made so they could
get a site plan.
Mr. Moore made a motion and it was seconded by Mr. Skeffington
to approve the petition and upon vote, it passed unanimously.

northeastern portion of the prop-
erty and a Moose Lodge at the
southeast corner. Surrounding
land use east of the railroad is
mobile homes both north and south
of the site.
Future T and Use:
Low Density Residential east of
the railroad' and Semi-Urban west
of the railroad.
The proposed rezoning contains approximately twenty-seven
(27) acres. At a density of five (5) d.u./acre in R-4A,
a maxinT~ of approximately one hundred thirty-five (135)
d.u. could be built. The proposed rezoning has reasonably
good access and should be consi~e~r.e~ as being consistent
with proposed future land use in the area.
